HPR Shades of Green in Kannuru: Buyer's Guide (October 2026)

HPR Shades of Green is a new launch villa project by HPR Infra in Kannuru, off the Hennur-Bagalur Road in North Bangalore. This guide covers what a buyer needs before booking: who the project suits, the location, the villas and prices, the RERA details and the checks to run first.
What HPR Shades of Green Is
HPR Shades of Green is a gated community of 83 four-bedroom villas on about 4.5 acres. The villas are arranged in five blocks, and each home has a ground floor and two upper floors. The blocks hold 16, 18, 22, 24 and 3 villas, and each block is 10.45 m high.
The layout is low and spread out. Buildings cover about 44% of the land, and the remaining 56% is open area for internal roads, gardens and common spaces. The Bangalore Development Authority approved the plan on 24 June 2026.
Who the Project Suits
The project is planned for families who want a house on three levels with its own entrance and its own parking. It suits households that work around Hennur Road, Manyata Tech Park or the airport side of the city, and joint families that need four bedrooms. The budget starts close to Rs. 4 Crore, so it is a villa purchase for buyers moving up from a large apartment.
The wait is long, as the proposed completion date is 31 July 2031. Buyers who need a home within two or three years will find ready and nearly ready projects on Hennur Road a better match. A three-level home also means daily use of stairs, which matters for older family members.
Location and Connectivity
The address is Sy. Nos. 59/1, 59/2 and 59/3, Kadusoppanahalli Village, Bidarahalli Hobli, Bengaluru East Taluk, pincode 562149. A main road forms the southern edge of the site. The village is part of the Kannuru belt, between Hennur and Bagalur.
The Hennur-Bagalur Road is the main route for daily travel. It runs south to Hennur Cross and the Outer Ring Road, where Manyata Tech Park and Nagavara are located. To the north it continues through Bagalur towards Kempegowda International Airport.
Kannuru is a growing area with new layouts and village roads around it. Schools, hospitals and large shops are a drive away on Hennur Road, and the Hennur-Bagalur Road carries heavy traffic at peak hours. A weekday morning and evening drive from the site to the workplace is worth doing before booking.
Villas and Prices
HPR Shades of Green prices start at Rs. 3.8 Crore for a 4 BHK villa of about 3,000 sq ft. That works out to about Rs. 12,700 per sq ft. The 83 villas come in two plans, which differ in carpet area and in the size of the private balconies and terraces:
| Plan | Villas | Carpet Area | Private Balcony and Terrace |
|---|---|---|---|
| 4 BHK, plan 1 | 43 | 178.1 sq m (about 1,917 sq ft) | 61.92 sq m (about 667 sq ft) |
| 4 BHK, plan 2 | 40 | 171.5 sq m (about 1,846 sq ft) | 86.44 sq m (about 930 sq ft) |
The carpet area is the figure used in the agreement for sale, so it is the fair basis for comparing this project with others. Each villa has one covered parking space, and the layout adds nine open spaces for visitors. The price of a specific villa depends on its plan, its facing and its position in the block, so the cost sheet is best taken for the exact unit.
Three charges come on top of the base price:
- GST at 5% on a home bought under construction, about Rs. 19 Lakhs on Rs. 3.8 Crore
- Stamp duty at 5.6% with cess and surcharge, about Rs. 21.3 Lakhs on the same value
- Registration fee at 2%, about Rs. 7.6 Lakhs
Clubhouse fees, the maintenance deposit and utility charges are extra and appear on the cost sheet. Payments on a new launch follow construction stages, so the money goes out over several years. The EMI calculator shows the monthly cost of a loan on the final figure.
RERA and Project Stage
The HPR Shades of Green RERA registration number is PRM/KA/RERA/1251/446/PR/040826/008858, granted on 4 August 2026 by the Karnataka RERA authority. The registered start date is 1 August 2026, and the proposed completion date is 31 July 2031. The number can be checked on the Karnataka RERA portal, which also carries the sanctioned plan and the quarterly progress updates.
The project is registered as a new launch, and work on site is at an early stage. The promoter is HPR Infra LLP, a partnership firm that owns the full extent of the land. This is the first project the firm has registered with Karnataka RERA, so a buyer has no earlier delivery by the same firm in Bangalore to inspect.
Water, Roads and Services
The registered source of water is the Kannur Village Panchayat. The site is outside the piped Cauvery network that serves the older parts of the city. A buyer should ask how much water the panchayat supplies, how many borewells are planned and what the rainwater and sewage treatment systems will handle.
Power backup, the sewage treatment plant and the width of the internal roads are shown on the sanctioned plan. These items decide the monthly maintenance bill in a villa community with 83 owners. The expected maintenance charge per month is worth asking for in writing.
What to Check Before Booking
A long construction period and a first-time promoter make the paperwork important. The checks below cover the main points:
- Match the RERA number, the promoter name and the survey numbers on the portal with the agreement for sale
- Pay only into the RERA designated bank account named in the registration
- Ask for the title deeds, the conversion order and the encumbrance certificate for all three survey numbers
- Compare the carpet area, balcony area and undivided land share of the chosen villa with the registered figures
- Read the clauses on delay compensation, cancellation and refund before signing
- Take the list of amenities and specifications as an annexure to the agreement
- Confirm which banks have approved the project for home loans
The undivided land share registered for each villa is 175.44 sq m or 163.36 sq m, depending on the plan. This share is the buyer's stake in the land, and it should appear in the sale deed. We share the current price list, floor plans and payment schedule on request.
