Looking for a villa in North Bangalore rather than another tower flat? Kannuru is one of the places the search leads. It lies out on the road from Hennur towards Bagalur, where the city's edge thins into fields and former village land. Buyers are drawn by two things: Hennur Road's steady outward growth, and an airport that can be reached across the northern roads.

The housing on offer here is narrow and specific. What we list are four-bedroom row villas by HPR Infra, marketed as HPR Shades of Green Villas and HPR Villas. Both are new launches quoted from about Rs. 3.8 Crore, with possession shown as 2030 onwards for one and 2031 onwards for the other. For getting around, the roads that matter are Hennur Road heading back into the city and the northern routes towards the airport. Airport Road and Bellary Road are the main arterials on this side of Bangalore, and your daily drive will depend on which of them you use. If you commute to an office in the city, drive the route at peak hour before you commit, because a village-edge address can mean narrow approach roads for the last stretch.

The trade-offs come from buying early in a place still changing. A launch with delivery several years away asks you to trust the builder's schedule, so check the RERA registration, the approved layout plan and the payment milestones linked to construction. Ask how water will be supplied, since outlying areas often start on borewells and tankers. Confirm the width and ownership of the approach road, and whether shops, schools and clinics are close enough for daily needs today, not only in future plans.

If Kannuru feels too far out, compare it with Horamavu, Rachenahalli and Nagavara, which lie closer to the established northern suburbs.
