Integrated Townships in Bangalore: What Buyers Get and What to Check

An integrated township is a large project that places homes, shops, a school, sports grounds and sometimes offices on one planned site. Bangalore has several of them, mostly on the edges of the city where big land parcels are still available. This guide explains what a township offers, how it is built and sold, where the trade-offs are, and what to check before booking in one. Three well-known examples, Brigade El Dorado, The Prestige City and Brigade Orchards, are used throughout.

What Counts as a Township

The word is used loosely in advertising, so it helps to be clear. A gated apartment project with a clubhouse is a community, and a township goes a step further. It covers a far larger site, usually 50 acres or more, and mixes several kinds of homes with facilities that residents would otherwise travel for.

A township in Bangalore typically includes some or all of the following:

  • Several residential clusters, often a mix of apartments, villas and plots
  • A school inside or beside the site
  • A retail street, an arcade or a mall
  • Sports grounds and one or more clubhouses
  • A clinic or a hospital site
  • Office or commercial blocks in the larger projects

How a Township Is Built and Sold

A township is rarely built in one go. The developer launches one cluster at a time over ten years or more, and each cluster is a separate project in law. It has its own registration on the Karnataka RERA portal, its own completion date and often its own owners' association. The promoter is frequently a group company or a joint venture and not the parent brand itself.

This matters in practice. A buyer in an early cluster moves in while later ones are still under construction next door. A buyer in a late cluster gets a site with finished roads and trees but pays a higher price. Shared facilities such as the school or the retail block may open years after the first homes are handed over.

Three Bangalore Townships at a Glance

The three projects below show how different townships are from each other. The phase details are those registered on the Karnataka RERA portal on 3 October 2026.

Brigade El Dorado

Brigade El Dorado is an apartment township by Brigade Group in the aerospace park at Bagalur. It is made up of clusters named after elements and gems, among them Gallium, Helio, Jasper, Feldspar, Krypton, Emerald, Aurum, Beryl and Cobalt. Homes are compact, and those in the Beryl cluster range from 535 to 1,382 sq ft of super built-up area.

The earliest clusters had registered completion dates in 2024, so part of the township is occupied. Later ones are still being built: Emerald and Luminaire carry a date of 31 December 2026, Aurum 31 December 2027 and Cobalt 30 June 2029. Shared amenities include a clubhouse, a multiplex, swimming pools and courts for several sports.

The Prestige City

The Prestige City is a mixed township by Prestige Group on Sarjapur Road. Its first clusters, Avalon Park, Eden Park and Aspen Greens, were registered in 2021, followed by three phases of Meridian Park and then Aston Park. Three more clusters were registered in 2026: Fernvale, Eaton Park and Garden Breeze, with completion dates between March and November 2030.

The spread of dates makes the point about phasing. A family in Avalon Park, with a registered completion date of February 2025, lives beside sites that will be under construction until 2030. That is normal for a township of this size, and it is worth seeing in person before choosing a tower.

Brigade Orchards

Brigade Orchards in Devanahalli is the most mixed of the three. It holds villas, apartments in several price bands, senior living homes and the Neem Grove plots. A school is running on site, and the township also has a sports arena, a club resort and The Arcade, a block of shops and offices.

Its registrations run from Juniper in 2017 to Laurel and Maple in March 2026. Ebony carries a completion date of 31 March 2029 and Laurel and Maple 31 March 2030. A buyer here therefore has a choice between resale homes in finished clusters and new homes with a wait of several years.

What Residents Gain

The main gain is time. A school run inside the gate, a supermarket within walking distance and a sports ground for children remove several daily car trips. In a city where short distances take long, that is a real benefit for a family.

Scale brings other advantages. A large site has room for proper internal roads, parks and playing fields that a two-acre project cannot fit. A single developer also plans water, sewage treatment and power backup for the whole site. Resale and rental demand tends to be steady in a well-run township, because tenants value the same conveniences.

The Trade-Offs

Townships need large land parcels, so most are far from the city centre. The commute to a workplace across town is long, and public transport at the edge of the city is still thin. A metro line that is planned or under construction should be treated as a future benefit and left out of the daily commute plan.

Other points deserve an honest look before booking:

  • Construction continues nearby for years, with dust, noise and truck traffic
  • Promised facilities, such as a school or a mall, may arrive well after the first handovers
  • Thousands of homes share the same gates and approach road at peak hours
  • Maintenance has two layers in some townships: a charge for the cluster and another for common township facilities
  • Many similar homes in one place mean more competing sellers at resale time
  • Club and sports facilities are sometimes owned by the developer and run on membership

Checks Before Booking in a Township

The checks below take a few hours and settle most doubts:

  1. Find the registration of the exact cluster on the Karnataka RERA portal and note its completion date and promoter
  2. Ask which facilities are part of that registration and which belong to a later phase
  3. Check whether the school, retail and club are open today, and visit them
  4. Read the sanctioned master plan to see what will be built beside the chosen tower
  5. Ask how maintenance is split between the cluster and the township, and who will run each
  6. Confirm the water sources for the site and the sewage treatment arrangement
  7. Drive the approach road at peak hour, in both directions

A resale buyer should add the occupancy certificate of the cluster and the status of its owners' association. Our team shares price lists and phase details for township projects on request.

Who a Township Suits

A township suits a family with school-age children, a buyer who works in the same part of the city, and anyone who values open space and sport close to home. It also suits a buyer with a long holding period, since the full benefit arrives only when the later phases and shared facilities are complete.

A buyer who needs a short commute to the city centre, or who dislikes living near construction, may be happier in a smaller finished project in an established locality. The choice depends on where the household works and studies, more than on the size of the site.

Frequently Asked Questions

What is an integrated township?+
It is a large planned project that combines several residential clusters with a school, shops, sports grounds and sometimes offices on one site. Townships in Bangalore usually cover 50 acres or more and are built in phases.
Does a township have one RERA number?+
No. Each cluster or phase is registered separately on the Karnataka RERA portal, with its own number, promoter and completion date. A buyer should check the registration of the exact cluster being bought.
How large is The Prestige City on Sarjapur Road?+
The township covers 180 acres. Its clusters were registered between September 2021 and September 2026, and the latest ones carry completion dates in 2030.
Is maintenance higher in a township?+
It can be. Some townships charge for the upkeep of the cluster and separately for shared township facilities. Ask for both figures, and for club membership fees, before booking.
Is it better to buy in an early or a late phase?+
An early phase usually costs less but means living beside construction for years. A late phase costs more and comes with finished roads, landscaping and working facilities.
