Who the Project Suits
The project suits a family that wants an independent house inside a gated community, on a budget of about Rs. 2 Crore to Rs. 2.5 Crore. It works best for people employed in Electronic City, Bommasandra, the Attibele industrial area or Hosur. A buyer who is content to wait until 2029 for the keys fits the timeline.
A triplex means stairs between three floors every day, which is harder for elderly residents. Families that need to move in soon, or that work in the north or the east of the city, will find the distance difficult. Schools, hospitals and large shops are fewer in Attibele than in the older suburbs.
Location and Connectivity
Attibele is on National Highway 44, the Hosur Road, a short distance north of the Tamil Nadu border. Hosur is the next town to the south. Electronic City is to the north along the same highway.
The Yellow Line of Namma Metro opened in August 2025 and runs from RV Road through Electronic City to Bommasandra. Bommasandra is the last station, so the stretch from there to Attibele is covered by road. An extension of the line towards Attibele and Hosur is at the proposal stage, with no approved timeline.
Daily life at this distance depends on a car. The highway carries heavy lorry and office traffic at peak hours, and the Attibele toll plaza adds to the queue. A trial drive from the site to the workplace, at the usual office hour and back in the evening, is the best test.
Homes and Sizes
IRA By The Banks has two villa types, both built as ground plus two floors. The 3 BHK triplex villa is 2,493 sq ft, and the 4 BHK triplex villa is 2,300 sq ft. The four-bedroom home is therefore the smaller of the two on paper.
The difference comes from the layout and the plot each villa is built on. A room-by-room comparison of both floor plans shows which home gives larger bedrooms and living areas. Buyers should ask for the plot area, the built-up area and the carpet area of each type in writing.
Prices and Other Costs
IRA By The Banks prices start at Rs. 2.04 Crore for the 3 BHK villa and Rs. 2.32 Crore for the 4 BHK villa. The price per sq ft is about Rs. 8,200 for the 3 BHK and about Rs. 10,100 for the 4 BHK. Corner plots and garden-facing villas usually carry a premium.
The costs to plan for above the base price are listed below.
- GST on the construction part of the price
- Stamp duty of 5% plus cess and surcharge, which comes to 5.6% of the registered value
- Registration fee of 2%
- Clubhouse membership, maintenance deposit and corpus fund
- Electricity and water connection charges
A written cost sheet should show each of these as a separate line. The EMI calculator gives the monthly payment for the loan amount, and the stamp duty and registration are paid from the buyer's own funds.
Amenities
Amenities at IRA By The Banks centre on a clubhouse planned at 7,000 sq ft. The planned facilities are listed below.
- Swimming pool with a deck
- Gymnasium and yoga deck
- Banquet hall and indoor games area
- Walking and jogging track
- Sports courts and a children's play area
- Open-air amphitheatre and pet park
- Landscaped gardens
The project is marketed as a lakefront community. Buyers should ask for the lake boundary and its buffer zone to be marked on the approved layout. The sales team should also confirm which amenities will be ready when the first villas are handed over.
RERA Registration and Stage
IRA By The Banks RERA registration number is PRM/KA/RERA/1251/308/PR/250325/007617, granted by the Karnataka RERA authority in March 2025. The promoter on the registration is Alcove Properties, a partnership firm with its office in Seshadripuram, Bangalore. The number can be checked on the Karnataka RERA portal.
The registration is in the plotted development category. It covers a layout of 119 plots on 39,482 sq m, which is about 9.76 acres, across 21 survey numbers in Attibele Village. The layout plan was approved by the Satellite Town Ring Road Planning Authority in September 2019, and the portal carries the layout as completed.
The registration therefore covers the plots, the roads and the parks. The December 2028 handover for the villas is the sales timeline, and it is separate from the dates on the RERA portal. This makes the agreement for the villa the key document for the delivery date and for the remedy if the date is missed.
The portal carries no complaints against the project or the promoter as of 3 October 2026. It also names the panchayat as the source of water for the layout. A buyer should ask how water will be supplied to the finished villas through the year.
Checks Before Booking
A villa bought during construction needs a few more checks than a finished flat. The points below are worth settling in writing before the booking amount is paid.
- Confirm who signs the agreement: Alcove Properties, IRA Realty or both, and the role of the landowners.
- Ask whether the purchase is a plot sale deed with a separate construction agreement, or a single agreement for a built villa.
- Ask for the approved building plan for the villa type, and the authority that sanctioned it.
- Match the plot number and its dimensions with the approved layout plan.
- Collect the title deeds, the land conversion order and an encumbrance certificate for the survey numbers.
- Get the handover date, the payment stages and the delay compensation written into the agreement.
- Ask which bank accounts receive the payments and which banks have approved the project for home loans.
- Visit the site to see how many villas are under construction and how far they have progressed.
The count of 112 villas is lower than the 119 plots in the registered layout. The sales team should explain how the remaining plots are being used.
