Life Springs by Vaishnodevi in Bidadi: Buyer's Guide (October 2026)

Life Springs by Vaishnodevi is a plotted development in Heggadegere village, near Bidadi, on the Mysore Road side of Bangalore. The registered layout has 116 residential plots on about 6.58 acres and was approved by Karnataka RERA in September 2026. This guide covers the location, the plot sizes, the approvals and timeline, the costs that follow the plot price and the checks to run before booking.

Who the Project Suits

Life Springs is a small layout aimed at buyers who want a regular-sized plot with its approvals in place. More than half the plots are 30 x 40 ft, the size most families in Bangalore build on and the easiest to resell. It suits people who work in the Bidadi industrial area, families planning a home on the Mysuru side of the city, and buyers who are comfortable holding land for several years.

The layout is at the start of its works, with completion registered for July 2028. Buyers who need a plot they can build on this year are better served by a finished layout. Daily travel to the office areas in the east and north of Bangalore is a long drive from Bidadi, so it is worth testing on a weekday.

Location and Connectivity

Life Springs is located in Heggadegere village, Bidadi Hobli, Ramanagara taluk, pincode 562109. The layout covers Survey Nos. 238/2, 239/1 and 239/2, along with Survey No. 240. Bidadi is the nearest town, and Mysore Road runs through it. Heggadegere is a village address, so the last stretch to the layout runs on local roads.

These links shape travel from the layout:

  • The Bengaluru-Mysuru Expressway (NH 275), open since March 2023, which passes Bidadi
  • Mysore Road, the older highway through Bidadi town, Kumbalgodu and Kengeri
  • The Bidadi industrial area, home to the Toyota Kirloskar plant and other factories
  • Challaghatta, the last stop of the Purple Line and the nearest metro station

Schools, clinics and daily shopping are in Bidadi town and along Mysore Road. A large integrated township is planned around Bidadi, and a metro extension towards the town has been proposed. Both are plans without firm dates, so the plot should make sense with the roads and jobs that exist today.

Plot Sizes and the Layout

The registered layout holds 116 residential plots and one civic amenity site. Regular plots are 30 ft wide and between 40 and 50 ft deep, and a group of odd-shaped plots covers the smallest and largest sizes. The plot mix is as follows:

  • 30 x 40 ft plots of 1,200 sq ft: 63 plots
  • 30 x 50 ft plots of 1,500 sq ft: 5 plots
  • Plots 30 ft wide and about 49 ft deep, 1,481 to 1,491 sq ft: 14 plots
  • Odd-shaped plots from about 820 to 2,430 sq ft: 34 plots

The odd-shaped plots average about 1,520 sq ft, yet the range is wide. A plot near 820 sq ft leaves a small footprint once the setbacks are marked, and a large plot with an angled boundary loses some usable area. The exact dimensions of such a plot are best read from the approved plan, with the corners checked on the ground.

Plots take up about 54% of the land. The rest holds four parks with a combined area of about 0.66 acre, a civic amenity site of about 0.33 acre and about 2 acres of roads. Several plots share a boundary with a park, and such plots are usually priced higher than the ones inside a row.

RERA, Approvals and Timeline

The Karnataka RERA registration number of Life Springs by Vaishnodevi is PRM/KA/RERA/1251/310/PR/010926/008900, granted on 1 September 2026. The promoter on the registration is Vaishnodevi Ritz Estates LLP, a two-partner firm with its office in Rajarajeshwari Nagar. The layout plan was approved on 24 June 2026 by the Bengaluru-Mysuru Infrastructure Corridor Area Planning Authority (BMICAPA). The plan number is BMICAPA/VINYASA-02/14/2026-27/507.

The registered start of work was 1 August 2026, with completion due by 15 July 2028. The registered schedule runs in four stages:

  • Formation of plots: August to December 2026
  • Roads, footpaths, drainage and electrical poles: January to June 2027
  • Power supply, with the transformer and substation: July to December 2027
  • Planting and the remaining works: up to July 2028

The land belongs to an individual owner who holds a share in the project, and the firm develops it under an agreement with him. The declared cost of developing the layout is about Rs. 6 Crore, on top of the land. The water source declared for the layout is borewell, which is common in this belt.

Vaishnodevi Group has other Karnataka RERA projects through a sister company, among them Nature View, Millennium and Lakefront by Vaishnodevi. A visit to one of the earlier layouts shows how the roads, drains and parks were finished. The quarterly updates on the RERA portal show how much of the Life Springs work is done, which makes them worth reading before each payment.

Prices and the Full Cost

Life Springs prices depend on the plot size, its facing and its place in the layout, and plots beside a park or on a corner usually cost more. Ask the developer for the price list and the rate per sq ft for each plot size. Rates for approved plots around Bidadi vary widely from one village to the next, so recent registered sales in Heggadegere make a useful benchmark.

These costs come on top of the plot price:

  • Stamp duty, which with cess and surcharge works out to 5.6% on a property above Rs. 45 Lakhs
  • Registration fee of 2%
  • Any premium for a corner, park-facing or east-facing plot
  • Maintenance charges for the layout until it is handed over
  • Khata transfer and legal fees

As an illustration, on a plot of Rs. 50 Lakhs the stamp duty comes to Rs. 2.8 Lakhs and the registration fee to Rs. 1 Lakh. The two together add Rs. 3.8 Lakhs to the purchase. Both are charged on the sale price or the guidance value of the land, whichever is higher.

A plot loan works differently from a home loan. Banks usually lend a smaller share of the value on land, and many expect construction to begin within a set period. A sanction letter in hand before booking keeps the payment schedule realistic.

Checks Before Booking

Life Springs has its registration and plan approval in place, so the checks are about the individual plot and the pace of work. These are the points to cover:

  1. Look up the RERA number on the Karnataka RERA portal and read the latest quarterly update.
  2. Ask for a copy of the BMICAPA approved plan and find the plot number on it.
  3. Have a lawyer read the title papers and the encumbrance certificate for all four survey numbers.
  4. Confirm whether the plot falls in the developer's share or the land owner's share, and who signs the sale deed.
  5. Check the conversion order for residential use and the khata the plot will carry.
  6. Ask about the borewell depth and yield, and the plan for water once houses come up.
  7. Walk the site and match the plot corners, road widths and parks with the plan.
  8. Link each payment to a stage of work on the ground and pay only into the RERA-designated account.

The answers are worth having in writing. The layout was at the start of its works when it was registered, so progress will show first in the plot markings and then in the roads. Other approved layouts on this side of the city are listed under plots for sale on Mysore Road.
