Lodha Azur on Bannerghatta Road: Buyer's Guide (October 2026)

Lodha Azur in Bannerghatta Road

Lodha Azur is a premium apartment project by Lodha Developers in Begur, off Bannerghatta Road, South Bangalore. Construction is under way on five towers beside Hulimavu Lake, and the project is also sold under the name Lodha Bannerghatta. This guide covers who the project suits, the location, the towers and homes, prices, the three RERA registrations and the checks before booking.

Who the Project Suits

Lodha Azur is planned mainly around three and four bedroom homes, so it fits a family moving up from a smaller flat. It works best for households with jobs along Bannerghatta Road, in JP Nagar or in Electronic City. The budget starts well above Rs. 2 Crore, and the registered completion dates run from late 2029 to the end of 2030.

Buyers who need a home within two years, or a compact two bedroom flat, will find little choice in the project. Only a handful of 2 BHK and 2.5 BHK homes are registered across the five towers. Most of the homes in the first three towers are already booked, which narrows the pick of floors.

Location and Connectivity

The exact location of Lodha Azur is Survey Nos. 328/2 and 332/2, Begur village, Begur Hobli, Bangalore South Taluk, pincode 560068. The land is in the Akshayanagar neighbourhood, with a road and Hulimavu Lake on its western side. Bannerghatta Road is the main road for the daily commute, and it is slow at peak hours.

The nearest metro station will be Hulimavu on the Pink Line, about 10 minutes away by car in normal traffic. The first elevated section of that line, from Kalena Agrahara to Tavarekere, was awaiting its final safety inspection at the start of October 2026. Until trains run, travel from the project is by road.

Several daily needs are within a short drive. The estimated travel times by car in normal traffic are listed below:

  • Royal Meenakshi Mall: 10 minutes
  • Apollo Hospital and Fortis Hospital: 15 minutes each
  • IIM Bangalore: 15 minutes
  • Podar International School: 15 minutes
  • Kalyani Magnum Tech Park: 20 minutes
  • Vega City Mall: 20 minutes

Towers and Homes

Lodha Azur has five towers, named A to E, on a site of about 10 acres. Towers A, B, C and D have 33 floors each, Tower E has 23 floors, and every tower has two basements. Together the five towers hold 576 homes, with four homes on most floors.

The upper floors of the tall towers carry a few very large homes, formed by joining two apartments. The lower floors include a small number of homes with a private garden or deck. The main registered home types and their carpet areas are listed below:

  • 3 BHK: about 1,156 sq ft
  • 3 BHK with study (registered as 3.5 BHK): about 1,347 sq ft
  • 4 BHK: about 1,698 sq ft
  • 2 BHK and 2.5 BHK, in small numbers: about 921 sq ft and 1,116 sq ft
  • Combined 4 BHK and 5 BHK homes and penthouses: about 2,560 to 4,000 sq ft

The clubhouse is named Club Palladio. The amenities include an indoor pool, a gym, a badminton court, a banquet hall, a cafe, a pet park, a children's play area and a jogging trail. Homes on the lake side of each tower have the open view, so the facing of the exact home matters.

Prices and Other Costs

Lodha Azur prices start at Rs. 2.37 Crore for a 3 BHK and at Rs. 2.99 Crore for a 3 BHK with study. On the carpet areas above, that is about Rs. 20,500 and Rs. 22,200 per sq ft. The 4 BHK and the combined homes are priced on request, and the figure changes with the floor and the view.

The agreement value is only one part of the cost. These charges are added to the price of a home under construction:

  • GST on the agreement value
  • Stamp duty and registration (in Karnataka, stamp duty above Rs. 45 Lakhs is 5% plus cess and surcharge, and registration is 2%)
  • Floor-rise and lake-view premiums
  • Car parking, clubhouse charges and the maintenance deposit

On a Rs. 2.37 Crore home, stamp duty and registration come to about Rs. 18 Lakhs. Our EMI calculator shows the monthly instalment for the planned loan. A written cost sheet for the exact home is the only reliable way to compare it with another project.

RERA, Possession and Stage of Work

Lodha Azur is RERA approved under three Karnataka registrations, one for each phase. The promoter in all three is Lodha Developers Limited, and the building plans were approved by the BBMP. The table shows which towers each number covers.

PhaseTowersRERA numberRegistered completion
AzurB and CPRM/KA/RERA/1251/310/PR/220324/00672830 October 2029

Azur Phase 2A and EPRM/KA/RERA/1251/310/PR/200925/00811031 December 2030

The first two phases were registered in March 2024 and the third in September 2025. Lodha markets handover for the first phase by 2029. The date that binds the seller is the registered completion date of the phase that holds the home.

Bookings are well advanced. At the end of June 2026, 236 of the 244 homes in Towers B and C and 105 of the 118 homes in Tower D were booked. In Azur Phase 2, 173 of the 214 homes were booked, which left most of the open stock in Tower E.

About the Developer

Lodha Developers, formerly Macrotech Developers, is a listed real estate company based in Mumbai. Its Bangalore projects began with Lodha Mirabelle near Manyata Tech Park, and Lodha Azur followed in 2024. The Bangalore projects are still under construction, so a visit to the Mirabelle or Azur site shows the pace of work.

Checks Before Booking

A lake-side tower home at this price deserves a careful start. These checks cover the main points for Lodha Azur:

  • Match the tower to its RERA number and completion date on the Karnataka RERA portal
  • Ask for the carpet area of the exact home and work out the rate on that figure
  • Confirm the facing in writing if a lake-view premium is charged
  • Get a full cost sheet with GST, premiums, parking and maintenance shown separately
  • Ask how many lifts serve each tower and how many car parks come with the home
  • Drive from the gate to the workplace at office time on two weekdays
  • Pay only into the project account named in the RERA registration

Availability changes by tower and floor as bookings progress. Ask us for the homes open at Lodha Azur and the latest price sheet.
