Lodha Sadahalli Phase 1 (Fiorana at Beaumont Estate): Buyer's Guide (October 2026)

Lodha Sadahalli is the name many buyers still use for the Lodha township near the airport in North Bangalore. Its first phase is now registered with Karnataka RERA as Fiorana at Beaumont Estate (Phase 1), and it is sold as Lodha Beaumont Estate. This guide covers the registered facts, the location, the homes and prices, and the checks to run before booking.

Who the project suits
Lodha Sadahalli Phase 1 suits a family that wants a large home on the airport side of North Bangalore and has a budget above Rs. 3.5 Crore. Most homes are three-bedroom and four-bedroom apartments, so the community will be made up largely of end users with similar needs. Buyers who work in the Aerospace Park, the tech parks along Bellary Road or the airport zone keep their daily drive short.
The planned completion date is March 2032, so the project fits buyers who are comfortable with a wait of more than five years. Those who need a home sooner, or a smaller apartment, will be better served by ready and nearly ready projects in the same corridor.
Location and connectivity
The project is located in Sadahalli, behind Prestige Tech Cloud and close to the ITC factory, to the west of Bellary Road. The registered address is Survey Nos. 3/1 and 4 (part) of Tarabanahalli Village and 54/1 to 54/4 of Navarathna Agrahara Village. A proposed master plan road runs along the southern edge of the site.
The drive to Kempegowda International Airport is by Bellary Road and the airport trumpet interchange. The KIADB Aerospace Park and the Devanahalli business parks are the main employment centres nearby. The Blue Line metro to the airport is under construction along Bellary Road, and daily travel depends on roads until it opens.
Sadahalli is still an emerging residential area. Schools, hospitals and large shopping centres are concentrated towards Yelahanka and Hebbal, so everyday errands involve a drive for now. A visit on a weekday morning shows the real travel time to work and school.
Master plan and density
The Beaumont Estate township is planned on a land parcel of about 70 acres, to be built in phases. The registered first phase covers 11.66 acres and carries five towers with two basement levels in parts, 540 homes and 540 covered car parks. Each tower has between 106 and 110 homes.
The towers cover 5,080 sq m of the 47,196 sq m phase, which leaves about 89% of the land open. The phase works out to about 46 homes per acre. The building plan was approved by the Bangalore International Airport Area Planning Authority on 10 July 2026.
Homes and prices
Lodha Sadahalli Phase 1 prices start from Rs. 3.5 Crore for a 3 BHK and go up to Rs. 13 Crore for the largest penthouses. Sizes below are built-up areas, and the entry price works out to about Rs. 15,200 per sq ft.
| Home Type | Size (sq ft) | Price |
|---|---|---|
| 3 BHK | About 2,300 | Rs. 3.5 Crore onwards |
| 3.5 BHK with study | About 2,700 | Rs. 3.8 Crore onwards |
| 4 BHK | About 4,000 | Rs. 5.5 Crore onwards |
| 4-bedroom duplex | About 5,000 and 5,500 | Rs. 7 Crore and Rs. 8 Crore onwards |
| 5-bedroom jodi unit | About 8,000 | Rs. 10 Crore to Rs. 11 Crore |
| Penthouse | On request | Rs. 9 Crore to Rs. 13 Crore |
The registered carpet areas are smaller than these built-up figures, as in every apartment project. A regular 3 BHK has a carpet area of about 1,324 sq ft, a 3 BHK with study about 1,497 sq ft, and a 4 BHK between about 2,126 and 2,170 sq ft. The registration lists 158 three-bedroom homes, 154 with a study, 206 four-bedroom homes, 10 penthouses and 12 two-bedroom homes.
Costs beyond the base price
These costs come on top of the agreement value of an under-construction apartment in Bangalore:
- GST at 5% on the agreement value
- Stamp duty of 5% above Rs. 45 Lakhs, which becomes 5.6% with cess and surcharge
- Registration fee of 2%
- Floor rise, preferred location charges, clubhouse, deposits and advance maintenance where they apply
On a Rs. 3.5 Crore home, stamp duty comes to about Rs. 19.6 Lakhs and registration to Rs. 7 Lakhs. The monthly loan outgo for any budget is easy to work out on our EMI calculator.
RERA and construction stage
Lodha Sadahalli Phase 1 RERA registration number is PRM/KA/RERA/1251/472/PR/200726/008829, granted on 20 July 2026 by the Karnataka RERA authority. The registered project name is Fiorana at Beaumont Estate (Phase 1) and the promoter is Lodha Developers Limited. The project is registered as a new launch, with a start date of 1 December 2026 and a completion date of 31 March 2032.
The registration carries zero complaints against the project as of October 2026. The number, the tower-wise unit list and the quarterly progress updates are open to anyone on the Karnataka RERA portal.
About the developer
Lodha Group is a listed developer from Mumbai, formerly known as Macrotech Developers Limited. Its earlier Karnataka RERA registrations are Lodha Azur in 2024, followed by Lodha Haven and Lodha Elanza in 2025.
The Bangalore record of the group is still short, since its first projects in the city are recent. A visit to one of its completed towers gives a fair idea of the finish quality that the sample flat promises.
What to check before booking
A short list of checks covers most of the risk in a purchase with a long construction period. Each one is simple to do before the booking amount is paid.
- Look up the RERA number on the state portal and match the tower, the unit and the completion date
- Get the carpet area of the chosen home in writing and compare it with the registered figure
- Ask which amenities belong to Phase 1 and which arrive with later phases of the township
- Ask for a full cost sheet with floor rise, location charges, taxes and deposits listed
- Read the payment schedule and the delay clause in the agreement for sale
- Pay only into the RERA-designated project account named in the agreement
- Have a lawyer review the title papers for each survey number
These checks take a few days at most. We will be glad to arrange a site visit and share the current price list and floor plans on request.
