Who the project suits

Mahindra Blossom suits a family that wants a three-bedroom or four-bedroom home in the core of Whitefield, with the metro at the gate. The homes now on sale start at Rs. 2.7 Crore, so the project is aimed at buyers with a higher budget who plan to live in the home. Professionals who work in ITPL, Brookefield or along the Outer Ring Road get a rail option for the daily commute.

Possession is planned from November 2030, which makes the project a fit for buyers who can pay in stages over four years. Buyers who need a smaller home or an early move-in date will find more choice in ready projects elsewhere in East Bangalore.

Location and connectivity

Mahindra Blossom is located on Whitefield Main Road near Hope Farm Circle, in Pattandur Agrahara village of K R Puram Hobli. The registered address is Survey Nos. 149 and 150, in BBMP Ward 83. The site adjoins Hopefarm Channasandra station on the Purple Line, which has carried passengers since March 2023.

The Purple Line runs from Whitefield through K R Puram, MG Road and Majestic to Challaghatta, so the city centre is reachable without a car. ITPL, the Whitefield office parks, schools, hospitals and malls are all within a short drive. The area is a mature residential market with established social infrastructure.

Hope Farm Circle is one of the busiest junctions in Whitefield, and road traffic is heavy at office hours. The metro eases the commute for those who work along the line. A weekday visit at peak time shows how the entry and exit from the site work in practice.

Master plan and green features

The master plan of Mahindra Blossom places seven towers and two retail blocks on about 9.3 acres. The buildings cover 10,507 sq m of the 37,911 sq m site, which leaves about 72% of the land open. The clubhouse is at the centre of the layout, and the outdoor spaces include a pet park and an amphitheatre.

The amenities announced at launch include these:

  • A half-Olympic size swimming pool
  • Two jogging tracks
  • Two badminton courts
  • A dedicated pet park
  • High-street retail within the project

Mahindra Blossom is pre-certified under IGBC Green Homes and IGBC Net Zero Waste. It is the third net zero residential project of Mahindra Lifespaces in Bangalore. The certification concerns waste, so the exact scope and what it means for monthly running costs are worth asking for in writing.

Homes and prices

Mahindra Blossom prices start at Rs. 2.7 Crore for a regular 3 BHK and go up to Rs. 4.1 Crore for a 4 BHK. The 2 BHK homes of about 1,250 sq ft have sold out. The homes on sale are listed below.

Home TypeSize (sq ft)Price
3 BHK RegularAbout 1,775Rs. 2.7 Crore to Rs. 2.87 Crore
3 BHK with studyAbout 1,900Rs. 3.35 Crore to Rs. 3.7 Crore
4 BHKAbout 2,450Rs. 3.75 Crore to Rs. 4.1 Crore

The entry price works out to about Rs. 15,200 per sq ft for the 3 BHK and about Rs. 15,300 per sq ft for the 4 BHK. The layouts are cross-ventilated with Vaastu-compliant entries, and select homes have walk-in wardrobes and long balconies. In a tower of 29 floors, the floor rise charge changes the final price, so a floor-wise price sheet is the figure to plan on.

Costs beyond the base price

These costs come on top of the agreement value of an under-construction apartment in Bangalore:

  • GST at 5% on the agreement value
  • Stamp duty of 5% above Rs. 45 Lakhs, which becomes 5.6% with cess and surcharge
  • Registration fee of 2%
  • Floor rise, car parking, clubhouse, deposits and advance maintenance where they apply

On a Rs. 2.7 Crore home, stamp duty comes to about Rs. 15.1 Lakhs and registration to Rs. 5.4 Lakhs. The monthly loan outgo for any budget is easy to work out on our EMI calculator.

RERA and construction stage

Mahindra Blossom RERA registration number is PRM/KA/RERA/1251/446/PR/171225/008348, granted on 17 December 2025 by the Karnataka RERA authority. The project is registered as a mixed development of 733 apartments and two retail blocks. Construction is registered to run from 1 January 2026 to 31 October 2030, and the plan approval is from BBMP.

The registration was transferred in June 2026 from Mahindra Lifespace Developers Limited to its project company, Mahindra Blossom Developers Limited. The agreement for sale and the project bank account should carry the name of the current promoter. Both records are open to anyone on the Karnataka RERA portal.

About the developer

Mahindra Lifespaces is the listed real estate company of the Mahindra Group. Its Bangalore projects include Mahindra Windchimes, Mahindra Eden and Mahindra Zen. The launch of Mahindra Blossom carried an estimated sales value of about Rs. 1,900 Crore, as announced on 17 December 2025.

What to check before booking

A short list of checks covers most of the risk in an under-construction purchase. Each one is simple to do before the booking amount is paid.

  1. Look up the RERA number on the state portal and match the promoter name and completion date
  2. Get the carpet area of the chosen home in writing and compare it with the registered figure
  3. Ask for a floor-wise price sheet and a full cost sheet with every charge and deposit
  4. Ask for the scope of the IGBC pre-certification in writing
  5. Check the number of lifts per tower and the water supply plan for the upper floors
  6. Walk from the site to the metro station at peak hour
  7. Pay only into the RERA-designated project account named in the agreement

These checks take a few days at most. We will be glad to arrange a site visit and share the current price list and floor plans on request.
