Mahindra Eden on Kanakapura Road: Buyer's Guide (October 2026)

Mahindra Eden is a completed apartment project by Mahindra Lifespace Developers at Vajarahalli, off Kanakapura Road in South Bangalore. Its four towers hold 527 homes, built in two phases, and both phases have received their occupancy certificates. Every home has been sold, so a purchase today is a resale from an existing owner. This guide covers who the project suits, the location, the homes, the green design, the RERA record and the checks to make before paying a seller.
Who the Project Suits
Mahindra Eden suits a family that wants a finished home in a green-certified community on the southern side of the city. The towers are complete, so the flat, the lifts and the common areas are open to inspection before any money changes hands. The size range is wide, from a compact 1 BHK for a single professional to a large 3 BHK for a family.
Buyers who want a new flat on a construction-linked payment plan should look at newer launches instead. The same applies to anyone whose office is in Whitefield or along the airport road. A daily trip across the city from this end of Kanakapura Road is long, so it is worth testing at peak hour before deciding.
Location and Connectivity
The exact location of Mahindra Eden is Survey Nos. 49 and 50/2, Holiday Village Road, Vajarahalli village, Bengaluru South taluk, pincode 560062. Holiday Village Road branches off Kanakapura Road (NH 948), the main route from Banashankari towards the NICE Road junction and beyond. Schools, hospitals and daily shopping are spread along the main road.
The Green Line of Namma Metro runs along Kanakapura Road up to Silk Institute, and this stretch has been in service since January 2021. Vajarahalli and Thalaghattapura are the stations closest to the project. The line gives a direct rail link to Jayanagar, Majestic and the northern end of the city without using the road.
Phases and Towers
Mahindra Eden was registered and built as two phases, each with two towers over two basement levels. The main figures for each phase are these:
- Phase 1: Wing A with 26 floors and 107 homes, and Wing B with 28 floors and 170 homes, 277 homes in all
- Phase 2: Wing C with 26 floors and 107 homes, and Wing D with 28 floors and 143 homes, 250 homes in all
- Occupancy certificate: 31 December 2025 for Phase 1 and 1 April 2026 for Phase 2
- Sales: all 277 homes of Phase 1 and all 250 homes of Phase 2 are sold
Mahindra Lifespaces announced the project in April 2022 on 7.74 acres, with more than 85% of the site kept as open space. The plan approvals for both phases came from the BBMP. Each phase has its own page on our site, and the second one is Mahindra Eden Phase 2.
Homes and Sizes
Mahindra Eden floor plans cover 1 BHK, 2 BHK and 3 BHK homes, grouped under plan names such as Meadows, Greens, Aqua, Woods and Park. The registered carpet areas work out to these averages:
- 1 BHK Meadows: about 405 sq ft, 56 homes, all in Phase 1
- 2 BHK Meadows and Woods: about 775 sq ft
- 2 BHK Park: about 869 sq ft, 27 homes, all in Phase 2
- 3 BHK Meadows: about 1,062 sq ft
- 3 BHK Greens: about 1,135 sq ft
- 3 BHK Aqua: about 1,289 sq ft
Sellers and agents usually quote the larger saleable area, which adds walls, balconies and a share of the common areas. On that basis the 2 BHK is 1,207 sq ft, and the 3 BHK plans are 1,653 sq ft, 1,771 sq ft and 2,013 sq ft. Ask every seller which plan name the flat carries, since one bedroom count covers a wide spread of sizes.
The Net Zero Energy Design
Mahindra Eden was launched in April 2022 as India's first net zero energy residential project, certified by the Indian Green Building Council. Net zero energy means the buildings are designed to use less power, and the balance is met from renewable sources. The design measures include building orientation for daylight and airflow, shaded windows and balconies, reflective paint and high-performance glass.
The design is expected to save over 18 lakh kWh of electricity a year. The remaining demand is planned to come from solar and wind systems on the site and from green power bought through the grid. Water demand is designed to be 74% lower than in a conventional building, through low-flow fittings, rainwater harvesting and a sewage treatment plant.
A resale buyer should check how these systems work in practice. The owners' association can show the monthly common-area power bill, the output of the solar plant and the cost of running the treatment plant. Those figures show what the green design saves each month.
RERA and Completion Status
Mahindra Eden RERA registration number is PRM/KA/RERA/1251/310/PR/300322/004794 for Phase 1, granted on 30 March 2022 by the Karnataka RERA authority. Phase 2 carries PRM/KA/RERA/1251/310/PR/060822/005141, granted on 6 August 2022. Both numbers can be checked on the Karnataka RERA portal.
The registered completion dates were 30 March 2027 for Phase 1 and 30 July 2027 for Phase 2. Both phases received their occupancy certificates well ahead of those dates. Any material that still shows a 2027 handover for this project is out of date.
Resale Prices and Costs
Resale prices at Mahindra Eden are set by individual owners, so they vary with the tower, the floor, the view and the interior work. Comparing three or four listings of the same plan gives a fair idea of the going rate. Ask us for the homes currently available.
The government charges come on top of the agreed price. In Karnataka, stamp duty with cess and surcharge is 5.6% for a property above Rs. 45 Lakhs, and registration is 2%. On a flat bought for Rs. 1.5 Crore, that adds about Rs. 11.4 Lakhs. Our EMI calculator shows the monthly loan payment and the cash needed up front.
Checks Before Paying a Seller
A resale in a new building is simpler than most, yet a few papers still need a careful look. These are the main ones:
- The seller's registered sale deed, and the wing, floor and flat number on it
- The occupancy certificate for that phase
- The e-khata in the seller's name and the latest property tax receipt
- A loan closure letter from the seller's bank, or a written plan to clear the loan from the sale price
- A no-dues letter from the owners' association for maintenance charges
- The carpet area in the deed, compared with the size the seller quotes
- The car park allotment letter
Under the RERA Act, the promoter must fix structural defects reported within five years of handing over possession. That cover stays with the flat, so ask the seller for the possession letter and keep a copy.
