Mahindra Lifespaces FY26 Results: What They Mean for Bangalore Home Buyers

Mahindra Lifespace Developers, the listed real estate company of the Mahindra Group, reported its results for FY26 (the year to March 2026) on 28 April 2026. This article explains the main figures in plain terms and lists the company's Bangalore projects and land. It also sets out what the numbers mean for someone buying a Mahindra home in the city.
The Company at a Glance
Mahindra Lifespace Developers is based in Mumbai and trades under the Mahindra Lifespaces brand. It has two lines of business. The residential arm builds apartments in cities such as Mumbai, Pune, Bangalore and Chennai. The second arm develops industrial parks and integrated cities, a business the company calls IC&IC, with large sites near Chennai and Jaipur.
A listed developer publishes audited results every quarter. That gives a home buyer a view of the company's sales, cash and debt, which a private builder rarely offers. The FY26 report is the latest full-year picture.
The FY26 Figures in Brief
The year brought higher sales, a sharp rise in profit and a balance sheet with more cash than debt. The main figures for FY26 are these:
- Consolidated sales across both businesses: Rs. 4,118 Crore, a rise of 25%
- Residential pre-sales (new home bookings): Rs. 3,405 Crore, against Rs. 2,804 Crore in FY25
- Area sold: 3.53 million sq ft of saleable area
- Residential collections from buyers: Rs. 2,107 Crore
- Revenue from industrial parks and integrated cities: Rs. 713 Crore
- Consolidated profit after tax: Rs. 298 Crore, against Rs. 61 Crore in FY25
- Operating cash flow: Rs. 840 Crore
- Net debt to equity: minus 0.27, which means a cash surplus
- Final dividend proposed: Rs. 3.5 per share
The fourth quarter was the strongest of the year for bookings, with residential pre-sales of Rs. 1,633 Crore. Profit for that quarter was Rs. 90 Crore, a little above the Rs. 85 Crore of a year earlier. The company named Blossom, Marina64 and NewHaven as the launches behind the year's sales, and two of those three are in Bangalore.
New Land and the Project Pipeline
Mahindra Lifespaces added projects with a gross development value (GDV) of Rs. 18,060 Crore during FY26. GDV is the total sale value a developer expects from a piece of land once it is fully built and sold. The unlocking of the company's land in Thane accounted for Rs. 7,500 Crore of the year's additions.
The additions follow about Rs. 18,100 Crore added in FY25. Taken together, the two years give the company a pipeline several times its current annual sales. For buyers, a large pipeline means a steady flow of new launches in the coming years.
Mahindra Lifespaces in Bangalore
Bangalore is a smaller market for the company than Mumbai or Pune, yet it has added projects in the city steadily since 2022. The projects and land parcels are listed below.
- Mahindra Eden, off Kanakapura Road: 527 homes in two phases, both with occupancy certificates, the first in December 2025 and the second in April 2026
- Mahindra Zen, Singasandra: 228 homes in two towers, registered with RERA in March 2024, with a registered completion date of December 2028
- Mahindra NewHaven, Singasandra: 119 homes in one tower on the land next to Zen, registered in April 2025, with completion due in December 2029
- Mahindra Blossom, Whitefield: registered in December 2025, with completion due in October 2030
- North Bangalore: two adjoining purchases off the Bangalore-Hyderabad highway near the airport, with a combined GDV of about Rs. 2,100 Crore
Mahindra Blossom is built on the 9.4 acres near Hope Farm in Whitefield that the company bought in March 2024. That purchase was announced with about 1.2 million sq ft of development potential and a GDV of Rs. 1,700 Crore. The project is now launched and RERA registered, so any description of the Whitefield land as awaiting launch is out of date.
The North Bangalore land came in two steps. The company bought 8.2 acres in January 2025 and a further 8.79 acres at Navaratna Agrahara village in June 2025. The first parcel is 1.8 km from the planned Doddajala station on the under-construction metro line to the airport. The Karnataka RERA portal showed no registration for this land in early October 2026, so bookings for it are still to open.
The Mitsui Fudosan Partnership
In February 2026, Mahindra Lifespaces announced a joint venture with the Mitsui Fudosan Group of Japan for Mahindra Blossom. The company described it as a long-term partnership, with Blossom as the first project under it. The results statement recorded that the partnership was concluded in March 2026.
The change is visible on the Karnataka RERA portal. The registration of Mahindra Blossom moved to a company named Mahindra Blossom Developers Limited in June 2026, with the same registration number and completion date. A buyer's sale agreement for that project is therefore signed with the joint venture company. The name on the agreement, the receipts and the RERA bank account should all match.
What the Results Mean for Home Buyers
Three points from the results matter to a buyer. The first is the cash surplus. A developer with more cash than debt depends less on fresh bookings to keep its sites running, which lowers the risk of a stalled project.
The second is delivery. Both phases of Mahindra Eden received occupancy certificates more than a year before their registered completion dates of March and July 2027. That is one project, and the record of each new one still needs its own check. The quarterly updates on the RERA portal show how far each tower has progressed.
The third is pricing. Strong sales and a healthy balance sheet give a developer little reason to cut prices to raise cash. Buyers should expect firm price lists at the company's Bangalore projects, and should compare the rate per sq ft of carpet area with other projects in the same locality.
Checks Before Booking a Mahindra Home
Company results describe the developer, and the purchase is of one flat in one project. These checks cover the gap between the two:
- Look up the project's registration on the Karnataka RERA portal and note the promoter's name and the completion date
- Take the carpet area of the flat in writing and work out the price per sq ft on that area
- Ask for the full cost sheet, including floor rise, car park, deposits and advance maintenance
- Pay only into the RERA-designated bank account of the project
- Read the possession date and the delay clause in the draft sale agreement
- Visit a completed project of the developer in the city and speak to residents about handover and upkeep
For land that is still to be registered, such as the North Bangalore parcels, the safe course is to wait for the RERA number. The Act allows a promoter to advertise and take bookings only after registration. Ask us for the latest status of any Mahindra project in Bangalore.
