Puravankara is one of the oldest listed developers based in Bangalore, with apartments, villas and plots across the north, south, east and west of the city. This profile covers the company's history, its brands, the parts of Bangalore where it builds, its recent sales and land purchases, and the checks a buyer should run on any single project. It describes the developer as a whole, and each project still needs its own scrutiny.

The Company in Brief

Puravankara was founded in 1975 by Ravi Puravankara, who remains its chairman. The company was incorporated in 1986 and has its head office on Ulsoor Road in Bangalore. Ashish Puravankara is the managing director.

The shares have been listed on the BSE and the National Stock Exchange since 2007. A listed developer publishes its sales, collections and debt every quarter, which gives buyers a regular view of its financial health. The group works in nine cities, and Bangalore is its home market and its largest.

The Brands Under the Group

The group sells homes under separate names for separate budgets. A buyer will come across the following:

  • Purva: the main brand for premium and luxury apartments and villas
  • Provident Housing: a wholly owned subsidiary, started in 2008, for mid-priced homes
  • Purva Land: plotted developments with roads, utilities and a clubhouse
  • Starworth Infrastructure and Construction: the group's construction company
  • Purva Streaks: the interiors division

The brand on the hoarding and the legal promoter may differ. Several Provident projects in Bangalore are registered with Karnataka RERA in the name of Puravankara Limited. The sale agreement always carries the promoter's legal name, so it is worth reading before booking.

Where Puravankara Builds in Bangalore

Projects are spread across the city, and the location shapes the price and the stage far more than the brand does. The main clusters are:

  • North: Thanisandra, Hennur Road, the airport road, the aerospace park near Bagalur and Devanahalli
  • South: Kanakapura Road, Lalbagh Road, Kudlu Gate and Electronic City
  • West: Magadi Road
  • East and south-east: the Sarjapur belt, with new land at Mandur near Budigere

The north holds the widest range. It includes the completed towers of Purva Atmosphere in Thanisandra, the older community of Purva Palm Beach off Hennur Road, and Purva Northern Lights in the aerospace park, registered in March 2026. In the south, Purva Park Hill on Kanakapura Road was registered wing by wing, and Purva Heritage at Kudlu Gate was registered in July 2026.

Recent Sales and New Land

The year to March 2026 was the company's largest by sales. It sold homes worth Rs. 7,407 Crore, 55% more than the year before, across 7.25 million sq ft. The average rate was Rs. 10,213 per sq ft, and collections from customers were Rs. 4,258 Crore.

For 2026-27 the company has set a sales target of Rs. 11,200 Crore. It plans to launch about 21 million sq ft over 12 to 15 months, which means a steady run of new projects. Net debt was Rs. 2,321 Crore at the end of March 2026.

New land shows where those launches will appear. Four deals were announced in Bangalore between 25 May and 29 June 2026:

  • Mandur, near Budigere: 14.57 acres, part purchased and part joint development
  • Doddagubbi, North Bangalore: 11.23 acres under a joint development agreement
  • Sanna Ammanikere, in the Devanahalli belt: 9.73 acres purchased outright
  • The Sarjapur area: 6.4 acres under a joint development agreement

Three of the four are on the outer edge of the city. Buyers should weigh the present commute, water supply and schools in such locations. Planned roads and metro lines should be treated as plans until they open.

Code-Named Projects Before Launch

Puravankara often markets a project under a working title, such as a "Purva Codename", before the formal launch. At this stage the company collects expressions of interest, and the final name, plans and prices are fixed later. Sizes and prices shared at this stage may change.

The aerospace park project is an example. It was marketed before launch as Purva Codename Flow and was registered in March 2026 as Northern Lights by Puravankara KVN. A buyer should match the final name, the tower and the home sizes with the registration, and set aside the pre-launch material.

The law draws a clear line here. A project may be advertised, booked or sold only after it is registered with RERA. An expression of interest is therefore not a booking, and the amount should be small and refundable in writing. The registration number, once issued, is the point at which the plans and the completion date become binding.

How the Projects Are Registered

The Karnataka RERA portal lists each project with its promoter, its approved plan and its completion date. Three patterns appear in the group's registrations, and each has a practical effect. Large projects are registered in parts, so a buyer must find the number of the exact tower or phase. Purva Park Hill has separate registrations for its wings, and Purva Northern Lights has three phases.

The promoter is sometimes a partner or a group company. Purva Northern Lights is registered by KVN Property Holdings LLP, and the project is sold as a joint effort of the two names. In a joint development, the landowner also holds a share of the homes and may sell them separately.

Completion dates can move. Purva Atmosphere was registered in February 2019 with a completion date of 31 March 2024, and extensions took the date to 30 December 2025. The portal shows every extension, so the record of older projects is a fair guide to how dates have held.

What Buyers Should Check on a Puravankara Project

A well-known name lowers some risks and leaves others in place. These checks apply to every project:

  • The Karnataka RERA number of the exact tower or phase, and its registered completion date
  • The promoter's legal name, and whether the home is from the developer's share or a landowner's share
  • The carpet area of each plan, since labels such as Comfort, Grand and Luxe mark different sizes
  • The full cost sheet, with parking, clubhouse charges, deposits, legal fees and GST
  • The payment plan, and how much falls due before the structure is complete
  • The number of homes per acre and per lift in high-rise towers
  • For completed homes, the occupancy certificate and the status of the owners' association

A visit to an older Purva community in the same part of the city adds what documents cannot show. Residents are the best source on build quality, water supply and the upkeep of common areas after handover.

Who the Portfolio Suits

The range in Bangalore covers several kinds of buyer. Completed towers and resale homes in Thanisandra, Hennur Road and Kanakapura Road suit families who want to move in soon. New launches in the aerospace park and on the southern corridors suit buyers who are comfortable with a wait of four years or more. Plots under Purva Land suit those who want land with a developer's approvals behind it.

Prices vary widely between these groups, so the budget should be fixed first. Our EMI calculator shows the monthly outgo and the upfront cash for any price. A short list of two or three registered projects, compared on carpet area and total cost, is the most useful next step.
