If your budget is in the mid-range and you want a known name, Provident Housing is one of the builders you will keep meeting in Bangalore. Provident Housing projects are spread across the city: Whitefield and Thanisandra, Kanakapura Road, Mysore Road, Bagalur and Electronic City. Most are apartment communities, plus one plotted layout.

Provident was set up in 2008 as the mid-income arm of Puravankara and is based in Bengaluru. Most of its projects on our list are complete, which gives you finished buildings to inspect. The ongoing ones include Provident Botanico and Provident East Lalbagh, both in Whitefield, and a project at Bagalur. Its largest current project is Provident Sunworth City on Mysore Road, planned for 2,784 homes on 60 acres.

Before you book, check the RERA registration for the specific phase, because large Provident townships are built and registered in stages. The ongoing projects list possession between late 2027 and 2028, so ask how the payment plan follows construction. For completed projects, confirm the occupancy certificate. In every case, get the cost sheet in writing, including parking, club charges, GST and the maintenance deposit.

Many of these communities are large, so ask which tower or phase you are being offered and where it lies in the site. Distance from the gate, the clubhouse and the main road can change daily life a good deal.

Starting prices run from about Rs. 36.5 Lakhs at Provident Capella to about Rs. 2.63 Crore at Provident Deansgate on IVC Road, where the homes are 3 BHK duplexes. Most projects offer 2 and 3 BHK homes, which suits first-time buyers and young families. Capella also offers compact pods and 1 BHK units for single buyers or investors.
