TVS Emerald in Bangalore: Projects, RERA Records and Buyer Checks

TVS Emerald is the home-building business of the TVS Group, and Bangalore is its second city after Chennai. This profile covers who the developer is, the five apartment projects it has registered in Bangalore, how those projects differ in size and price, and the checks a buyer should run on any one of them. It describes the developer as a whole, and each project still needs its own scrutiny.
The Company in Brief
TVS Emerald began in Chennai in 2012 as Emerald Haven Realty Limited. It belongs to the TVS Group, the industrial house that dates back to 1911 and is best known for two-wheelers and auto components. Sriram Iyer is the president and chief executive officer.
Chennai remains the larger market, with apartments, villas and plotted layouts spread across the city. Bangalore came later, and almost everything the developer has launched in the city is still under construction. A buyer in Bangalore is therefore judging the brand mainly on its Chennai deliveries and on the progress of its local sites.
TVS Emerald Projects in Bangalore
Five TVS Emerald apartment projects are registered with Karnataka RERA. The table lists them with their registered size and completion date:
| Project | Location | Homes | Towers | Land | Registered completion |
|---|---|---|---|---|---|
| TVS Emerald Jardin | Singasandra, off Hosur Road | 581 | 4 blocks of 18 floors | About 5.7 acres | 31 July 2027 |
| TVS Emerald Isle of Trees | Rachenahalli | 154 | 2 towers of 14 floors | About 2.7 acres | 29 May 2028 |
| TVS Emerald Cascadia | Mission Road | 63 | 1 tower of 22 floors | About 1.15 acres | 31 August 2030 |
| TVS Emerald Auralis | Kattigenahalli, Bellahalli Main Road | 393 | 6 towers of 12 floors | About 3.71 acres | 30 June 2030 |
| TVS Emerald Altura | Sathanur, Bagalur Road | 975 | 12 towers of 12 floors | About 11.1 acres | 29 March 2033 |
The developer also sells a plotted layout near Hosur, just across the state border. Hosur is in Tamil Nadu, so that layout follows Tamil Nadu approvals, registration and stamp duty.
South and Central Bangalore
TVS Emerald Jardin is located in Singasandra and Basapura villages, off Hosur Road, and is the closest of the five to handover. Its 581 homes range from 1 BHK to 3 BHK, which makes it the entry-level project in the group. The homes are sold out with the developer, so a buyer today would be looking at resale.
TVS Emerald Cascadia is the opposite in every way. It is a single tower of 63 large homes on Mission Road, in the centre of the city, with 3 BHK, 4 BHK and penthouse plans. Prices start at Rs. 9.28 Crore for a 4 BHK, and the progress update of May 2026 put the tower at 26% complete.
North Bangalore
Three of the five projects are in North Bangalore, within a few kilometres of each other. TVS Emerald Isle of Trees in Rachenahalli has 154 homes in 3 BHK and 4 BHK plans. Its update of May 2026 put the project at 71% complete, and the homes are sold out.
TVS Emerald Auralis, near REVA University, has 393 homes, and its 2 BHK homes are sold out. The 3 BHK homes are priced from Rs. 2.12 Crore. TVS Emerald Altura in Sathanur is the largest of the group, with 975 homes priced from Rs. 1.40 Crore and a completion date in 2033.
What the Projects Have in Common
The Bangalore projects share a few traits that help a buyer know what to expect. The pattern across the five registrations is as follows:
- Mid-rise towers in the north, at 12 to 14 floors, in place of very tall blocks
- Open area of about 72% to 81% of the land in the three northern projects
- A mix weighted towards 2 BHK and 3 BHK homes, outside the luxury tower
- Carpet area of a little over 60% of the saleable area in the two newest projects
- Completion dates four to seven years from the start of construction
Density varies more than the look of the projects suggests. Altura has roughly 88 homes per acre, and Auralis has roughly 106. Isle of Trees and Cascadia have about 55 to 57 homes per acre, which gives each home more land.
One Company for Each Project
Every TVS Emerald project in Bangalore is registered under a different company. A buyer signs the sale agreement with that company, and the home loan and the RERA account are in its name. The promoters on record are listed below:
- TVS Emerald Jardin: Emerald Haven Development Limited
- TVS Emerald Isle of Trees: Happiness Harmony Property Developers Private Limited
- TVS Emerald Cascadia: Emerald Haven Realty Limited
- TVS Emerald Auralis: Emerald Haven Residences Private Limited
- TVS Emerald Altura: Emerald Haven Properties Private Limited
This structure is common among large developers and is nothing unusual. It does mean that the name on the agreement, the receipts and the bank account should match the promoter shown on the RERA record. Payments should go only to the project account named in that record.
Checks for Any TVS Emerald Project
The brand name is a starting point, and the project's own record is what protects a buyer. These checks apply to each of the five projects:
- The RERA number, the promoter's name and the registered completion date
- The latest quarterly update, and the progress of the chosen tower on site
- The carpet area of the exact unit, as written in the agreement
- The water sources on record, which differ from one project to the next
- The number of covered car parks against the number of homes
- The full cost sheet, with GST, club, corpus and maintenance shown separately
- The payment schedule, and how closely it follows construction
Water deserves a closer look in the north. Isle of Trees and Cascadia are registered with BWSSB supply, Auralis with BWSSB and tanker water, and Altura with borewells and the local panchayat. The running cost of water becomes part of the monthly maintenance bill.
The long timelines also matter. A buyer at Altura pays in stages until 2033, and a buyer at Auralis until 2030. Anyone paying rent alongside a loan should work out both for the full period.
How to Choose Among Them
The choice comes down to budget, location and patience. Jardin suits a buyer who wants a smaller home near Electronic City and is open to resale. Cascadia is for buyers who want a large home in the city centre and have the budget for it.
In the north, Auralis offers a 3 BHK with an earlier handover, and Altura offers 2 BHK and 3 BHK homes at a lower price per sq ft with a longer wait. A visit to both sites on the same day shows the difference in scale and surroundings. Ask us for the current price lists and available homes in any TVS Emerald project.
