Only two configurations were built: two-bedroom and three-bedroom homes, quoted as built-up area, running from about 960 sq ft to about 1,418 sq ft. The developer does not separate the size range by bedroom count, so ask the seller for the exact plan of the flat on offer. There is no developer price to quote; what you pay is negotiated with the owner and should be measured against recent deals in the same towers. More than twenty amenities are claimed, but none is named, and no RERA number has been published.
The project fits a buyer who wants to live off Sarjapur Road in a settled building with lots of open ground. You should be comfortable inspecting an older flat, reading an association's accounts and negotiating directly. It is the wrong choice if you want a brand-new home with a defect-liability period, a four-bedroom layout, a developer payment plan or the certainty of a RERA entry. Bren Edgewaters stands in Kasavanahalli, a residential pocket off Sarjapur Road on the east side of Bengaluru. Bren Corporation has published no street address, landmark, school, hospital or distance, so none appears here. Kasavanahalli is one of the older, more settled parts of the Sarjapur Road belt, which is usually why a resale buyer looks at it. The shops, clinics and school runs are already worked out by the people living there.
Since the building is occupied, the best source on daily travel is a resident, not a brochure. Ask the seller, and a neighbour if you can, how long the run to the Outer Ring Road or to their office actually takes at eight in the morning, and how the road out of the lane behaves in the rain. Then do the drive yourself at the same hour, in both directions.
Traffic along Sarjapur Road has changed a great deal since 2018, and it will keep changing. Work out where you enter and leave the main road, whether a bus or a school pickup stops within walking distance, and how far the nearest hospital you would trust is by car. A settled address rarely surprises you, but only if you have checked the specific route you will use most.

Bren Edgewaters was built in two configurations, two-bedroom and three-bedroom homes, quoted as built-up area, from about 960 sq ft at the small end to about 1,418 sq ft at the large end. The developer never published the split between the two, nor any carpet areas. Ask the owner for the original floor plan and agreement copy, which state both figures as sold.
There is no entry price to quote, because Bren Corporation has nothing left to sell. Your price is the outcome of a negotiation with an owner, informed by what similar flats in these five towers have fetched recently. A broker should be able to show you two or three registered values; adjust for floor, facing and condition.
A resale flat in a completed building carries no GST. Stamp duty and registration in Karnataka are payable on the agreed value, paid in full at registration rather than by milestones. Ask the seller and the association to put on paper:
- The agreed price and the area it is measured against
- Whether the car park is included and is named in the sale deed
- Maintenance dues and any special levy cleared up to the transfer date
- The association's transfer fee and any corpus contribution expected from a new owner
- Stamp duty and registration on the full consideration
- Outstanding home loan on the flat and the bank's release process
Paperwork and approvals for Bren Edgewaters
Bren Edgewaters has no RERA registration number published for this project. Ask the seller or the owners' association whether the project was registered, and if a number exists, look it up on the Karnataka RERA website (rera.karnataka.gov.in). For a building finished in December 2018 and occupied since March 2019, though, the regulator's entry is a secondary document. The papers that matter are the ones that prove the building is legal and the seller owns the flat.
Ask for these before you pay anything beyond a token:
- The occupancy certificate for the tower, issued by the planning authority
- The sanctioned building plan showing the flat
- The seller's registered sale deed, and the developer's title documents behind it
- An encumbrance certificate covering the years since the flat was first sold
- The khata in the seller's name and the latest property-tax receipt
- A no-dues letter from the association and, if there is a loan, the bank's list of documents held
Match the seller's name across the sale deed, khata and identity proof, and check the flat number and area are the same in all three. Your own purchase registers on a fresh sale deed; have a lawyer draft or review it, then apply for the khata transfer and the electricity and water transfers in your name. Keep the occupancy certificate copy with your file, since your bank and any future buyer will ask for it.
Living at Bren Edgewaters
Bren Edgewaters is five towers of 13 floors on 3.87 acres, with 191 homes in all. The developer's figure of 80 percent open space is the defining fact: most of the ground is garden, path and shared facility rather than building. Because the community has been lived in since 2019, you are not looking at renders. Walk the whole compound, not just the tower with the flat you are considering, and see how the lawns and paths have held up.
Bren Corporation says the community carries more than twenty amenities but has not named a single one, so this page cannot describe a swimming pool or a gym that may or may not exist. Ask the association for the list, then check each item on foot: is it open, is it maintained, and what is the monthly charge that keeps it that way. A seven-year-old facility that is well kept says more about the community than a new one.
With about 38 homes per tower and 13 floors, lifts and parking are the practical questions. Ask how many lifts each tower has, whether the parking bay comes with the flat in the sale deed, and where visitors park. Read the last year of association minutes and accounts before you sign; they tell you about water supply, disputes, pending repairs and any special levy on the way. That file is the master plan of a resale purchase.
