Only two configurations were built, and they are almost the same size: a two-bedroom of about 1,622 sq ft and a three-bedroom of about 1,656 sq ft, both built-up. The 34 sq ft between them means you are choosing between bigger rooms and one more room, not between a small flat and a large one. No price was ever published, so resale deals in the same blocks are your only guide. Landscaped gardens, a clubhouse, a gym and a swimming pool are the named facilities, and no RERA number exists for a project of this age.

The project fits a family that wants a roomy, low-rise home in a settled south-east pocket and is prepared to inspect an older flat, read association accounts and negotiate with a private seller. It is not for anyone who needs a compact budget flat, a long list of amenities, a developer's warranty, or a lender that treats a ten-year-old building the same way as a new one. Bring a lawyer for the title chain and someone who knows buildings for the flat itself.

Bren Palms stands in Kudlu, close to Kudlu Gate, in the south-east of Bengaluru. Bren Corporation gives the address only as Kudlu, Bangalore, with no street, pincode, landmark or distance, so this page quotes none. Kudlu is an established residential locality that has grown a great deal since the blocks were handed over in 2016. What surrounds the gate today may bear little resemblance to the launch brochure.

The people who can tell you about the commute are the ones who make it. Ask the seller and a neighbour how long the run to their office takes at eight in the morning, which way they turn out of Kudlu Gate, and what the approach road does after heavy rain. Then drive it yourself at the same hour, out and back, because travel times from this pocket vary a great deal by destination.

Walk the lanes around the compound too. Find the grocery, the pharmacy, the school and the clinic you would actually use, and see how far each is on foot. A settled address rarely surprises you, but only the route you will drive every day, checked at the hour you will drive it, tells you whether this is the right corner of the south-east for you.

Homes and prices at Bren Palms

Bren Palms was built with two plans: a two-bedroom of about 1,622 sq ft and a three-bedroom of about 1,656 sq ft, both quoted as built-up area. Carpet areas have not been published. Since the two are only 34 sq ft apart, the real difference is how the space is cut. Ask the owner for the original floor plan and agreement copy, and check for alterations since 2016.

No price exists on the developer's side, past or present. Your number comes from the resale market: a broker active in Kudlu should be able to show you two or three registered sale values from these blocks. Work out a rate per sq ft from them and adjust for floor, block position, renovation and condition.

A resale in a completed building carries no GST. Stamp duty and registration in Karnataka fall on the agreed value, paid in full at registration rather than by milestones. Before you fix a price, ask the seller and the association to put on paper:

  • The agreed price and the area it is measured against
  • Whether a car park is included and is recorded in the sale deed
  • Maintenance dues and any special levy cleared to the transfer date
  • The association transfer fee and any corpus contribution asked of a new owner
  • Stamp duty and registration on the full consideration
  • Any loan outstanding on the flat and the bank's process for releasing the title papers

Paperwork and approvals for Bren Palms

Bren Palms has no RERA registration number, and none is expected: the blocks were handed over from February 2016, before Karnataka began requiring registration in 2017. The state RERA website will not list it, so the regulator's entry cannot do your checking for you. What protects a resale buyer here is the building's approval trail and the seller's title chain, and a property lawyer used to older, pre-RERA buildings should read both.

Your own purchase goes on a fresh sale deed; after registration, apply for the khata transfer and move the electricity and water accounts into your name. File the occupancy certificate copy with your papers, since your bank and any later buyer will want it.

Living at Bren Palms

Bren Palms has ten blocks of five floors on 3 acres, with 199 homes spread among them and the clubhouse and pool shared by all. The developer has not published the share of open ground. With so many small buildings on a compact plot, where your block stands matters: one beside the pool hears its evenings, one at the far edge means a longer walk to the clubhouse and the gate. Ask which block a flat is in and walk from its door to the parking, the pool and the entrance.

A morning here could start with a swim or a session in the gym, and an evening with a walk through the landscaped gardens. Those, with the clubhouse, are the four facilities Bren Corporation names, and the list is short by today's standards. A shorter list also means less to maintain, which can keep the monthly charge down, but only if what exists has been looked after. Visit the pool plant and the gym and judge ten years of use for yourself.

Five floors keep lift rides short and the stairs usable when the power fails. With ten buildings, ask how many lifts each block has, whether every block has its own entrance and how visitor parking is handled. Read the last year of the owners' association accounts and minutes: they tell you what the charge covers, whether repainting or waterproofing is due, and how well 199 households get along. That file is worth more than any render.
