Bren Starlight

Bren Starlight Overview

Bren Starlight is a completed apartment project by Bren Corporation at KR Puram, off Old Madras Road, in east Bangalore. It has been occupied since December 2019, so you can walk into the actual flat, ride the actual lift and meet the association before you decide, which is worth more than any launch brochure. It suits east Bengaluru buyers who want a finished flat near Old Madras Road, in a compound small enough to know the neighbours.

The site is compact at 1.75 acres, and the developer has not published the unit count, the number of blocks or the number of floors, so ask for the sanctioned plan and count for yourself. The gated compound carries a swimming pool, a gymnasium, a jogging track, a badminton court, a play area and a party area. Lifts, round-the-clock power backup, security, maintenance staff and its own sewage treatment work behind the scenes.

Three configurations were built, all quoted as built-up area. The one-bedroom is unusually large for its type at about 915 sq ft. Two-bedroom homes run about 1,245 to 1,250 sq ft, and three-bedroom homes about 1,480 to 1,530 sq ft. Bren Corporation publishes no price for any of them; every figure is on request, so a per-sq-ft rate cannot be quoted here. No RERA number has been published either, and the approvals are listed as BBMP/BDA.

The project suits a buyer who values a settled, smaller community on the east side and wants a roomy one-bedroom or a mid-sized family flat. You must be willing to negotiate a price from scratch with the developer or an owner. It is a poor fit if you want a large amenity programme, a new building with a fresh warranty, a published price list to compare against, or a home above 1,530 sq ft. Take the price question to the sales office first and the flat second.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Bren Starlight

Bren Starlight stands in KR Puram, off Old Madras Road, on the east side of Bengaluru. Bren Corporation has published no street address, pincode or landmark, and no distances to the IT parks, malls, hospitals and schools it says are within reach, so this page names none of them. What it does say is that Old Madras Road joins the city's other highways, Tumkur Road and Hosur Road among them, and that BMTC city buses serve the area.

For your own routine, that means two tests. Drive from the gate to your workplace at your usual hour, whether that is towards Whitefield, the Outer Ring Road or into the city, and back in the evening. Then stand at the nearest bus stop and see how frequent the services are, because a household with one car and a bus route close by lives differently from one that drives everywhere.

Because residents have been here since December 2019, the neighbourhood is a known quantity. Ask the security desk or a neighbour how the lane behaves in the rains and how long the turn onto Old Madras Road takes in the morning. Walk to the grocery, the pharmacy and the school you would use, and time it. A small compound leans on its surroundings more than a township does, so the ten-minute radius is what you are really buying.

Homes and prices at Bren Starlight

Bren Starlight was built in three configurations, all quoted as built-up area; carpet areas have not been published. The one-bedroom is about 915 sq ft, which is roomy for the type. Two-bedroom homes run about 1,245 to 1,250 sq ft and three-bedroom homes about 1,480 to 1,530 sq ft. Ask for the floor plan of the exact unit on offer and stand in it.

Bren Corporation publishes no price for any configuration; everything is on request. That means no per-sq-ft rate can be given here. Ask the sales office for a rate per sq ft, the area it is charged on and a total, for each size that interests you. If you are buying from an owner, ask a broker for recent registered values in the compound and price the flat against those.

A completed building with its occupancy certificate carries no GST. Stamp duty and registration in Karnataka are payable on the agreed value. Before you settle, ask for a cost sheet or a seller's statement that lists:

  • The price and the area it is measured against
  • Car parking, and whether a bay is included and recorded in the sale deed
  • Clubhouse or amenity membership and the maintenance deposit
  • For a resale, maintenance dues cleared to the transfer date and the association's transfer fee
  • Stamp duty and registration on the full consideration
  • Any outstanding loan on the flat and the bank's process for releasing the papers

Paperwork and approvals for Bren Starlight

Bren Starlight has no RERA registration number published by Bren Corporation. The project is listed as BBMP/BDA approved, and possession began in December 2019. Ask the developer whether the project was registered under Karnataka RERA. If a number exists, look it up on the state portal (rera.karnataka.gov.in) for the sanctioned plan and the declared completion date. For a finished building, though, the occupancy certificate does more work than the RERA entry.

Whether you buy from the developer or from an owner, ask for these before paying more than a token:

  • The occupancy certificate for the building
  • The sanctioned plan, with your flat marked
  • Title documents for the 1.75 acres and an encumbrance certificate up to date
  • The khata and the latest property-tax receipt, in the seller's name for a resale
  • For a resale, the seller's registered sale deed and a no-dues letter from the association
  • A draft sale deed for your own purchase

A completed flat transfers on a sale deed, not an agreement to sell, so have your lawyer read the draft before you sign. Match the seller's name, the flat number and the area across every paper. After registration, apply for the khata transfer into your name and move the utility connections. Keep a copy of the occupancy certificate with your file for your lender and for whoever buys from you next.

Living at Bren Starlight

Bren Starlight fits its whole community on 1.75 acres inside one gate, with the apartment building or buildings sharing the ground with a pool, a badminton court and a jogging track. Bren Corporation has not published the number of blocks, floors or homes, nor the share of land kept open, so ask for the sanctioned plan and walk the site. Everything here is built and in use, so there is no render to interpret; what you see is what you get.

A morning could start with a few rounds of the jogging track and a session in the gymnasium, or a swim before work. Children have a play area, and the badminton court takes the evening game. For a birthday or a festival there is a party area shared by the residents. The list is short by the standards of a large township, and that is the trade: fewer facilities, fewer households to share them with, and a lower monthly charge to keep them running.

The quieter items on the list are the ones that decide comfort. Lifts, security at the gate, maintenance staff on site, round-the-clock power backup and the compound's own drainage and sewage treatment are all named. Ask the owners' association what the monthly charge is and covers, how the backup performs in a long cut, and whether any repainting or waterproofing levy is planned. Six years in, the accounts tell you how well the place is run.

Frequently Asked Questions

How much does a flat at Bren Starlight cost?
Bren Corporation has not published any price; every configuration is listed as price on request. Ask the sales office for a written quote per unit with the area it is charged on. If you are buying from an owner, ask a broker for two or three registered sale values in the compound from the past year.
Can I move into Bren Starlight immediately?
Yes. The project is complete and homes have been occupied since December 2019. Whether you buy remaining stock from the developer or a resale from an owner, you can inspect the actual flat first. Your move-in date depends on the seller rather than on construction.
Is the 1 BHK at Bren Starlight really 915 sq ft?
That is the published built-up area, and it is large for a one-bedroom; many two-bedroom flats in the city are smaller. Ask for the carpet area and the floor plan to see how the space is divided, since a big built-up figure can hide a generous balcony or corridor rather than bigger rooms.
Do I pay GST on a flat here?
No. GST applies only to homes bought before completion, and this compound has been finished and occupied since 2019. You pay stamp duty and registration in Karnataka on the agreed value, and for a resale, whatever transfer fee the owners' association charges. Get both figures in writing.
Has Bren Starlight been registered with RERA?
No registration number has been published. The developer lists the project as BBMP/BDA approved and possession began in December 2019. Ask Bren Corporation whether it was registered and check rera.karnataka.gov.in; for a finished building, though, the occupancy certificate is the document that matters most.
What is around Bren Starlight for daily needs?
The developer says IT parks, malls, hospitals and schools are within reach but names none and gives no distances. It does say Old Madras Road connects to Tumkur Road and Hosur Road and that BMTC buses serve the area. Walk the lanes yourself and find the shops, clinic and school you would actually use.

Buying from Bren Corporation in Bangalore usually means a mid-rise apartment in the south-east, though the builder has spread well beyond it. Its homes run from Marathahalli, Doddanekkundi and Haralur Road down to Kasavanahalli, Kudlu Gate and HSR Extension. Newer launches have moved to Kanakapura Road and Hulimangala in the south, and to Kogilu and Old Madras Road further out. Almost everything…
