Bren Woods is a completed apartment project by Bren Corporation in Electronic City Phase 2, south Bangalore. Choose this community if you want to move in immediately, prefer a four-floor building to a tower, and value a settled neighbourhood over a new one. Bren Woods stands in Electronic City Phase 2, the second half of the IT township at the southern end of Hosur Road. For anyone employed in the campuses there, the appeal is a commute short enough to come home for lunch. The developer has not published a street address, a pincode or any distances, so this page does not quote them; measure your own journeys instead.
Do that on a working day. Leave the gate at the hour you would normally leave for work and time the trip both ways. Phase 2's internal roads and the link to Hosur Road behave differently in the morning and the evening. If you will use the elevated expressway or a company bus, find out where the nearest pick-up point is and how long the walk to it takes.
Then look at the rest of the day. Note where the closest grocery, pharmacy, school and clinic are, whether the walk to them is on a footpath or the road edge, and how the street lighting looks after dark. A community occupied since 2017 usually has all of this in place, but you should see it rather than assume it.
Homes and prices at Bren Woods
Bren Woods was built in two configurations, 2 BHK and 3 BHK. The developer has not published a built-up or carpet area for either. The only reliable sources of the size are the approved floor plan for the specific flat and the area written in the seller's sale deed. Ask for both, carry the drawing through the flat, and check that balconies, utility spaces and walls match it.
There is no entry price to give you. At launch the 2 BHK started at Rs. 65 Lakhs and the 3 BHK at Rs. 76.4 Lakhs, but every flat has since been sold and the developer holds nothing. Today's price is whatever an owner will accept. Gather asking prices from a few sellers, divide each by the area in that flat's deed, and negotiate from the per-sq-ft figure rather than the headline.
A completed flat with an occupancy certificate carries no GST on resale. Stamp duty and registration fall on the full consideration, and the owners' association will usually charge a transfer fee. Before you agree on a figure, ask the seller for:
- The approved plan and the area stated in the sale deed
- Floor, facing and the number of car parks included
- Current monthly maintenance and any arrears on the flat
- Whether a bank loan is outstanding and how the deed will be released
- Property-tax receipts for recent years
- The association's transfer charge and any refundable deposit
Paperwork and approvals for Bren Woods
Bren Woods will not appear on rera.karnataka.gov.in, and that is expected. Possession was given in January 2017, and Karnataka's RERA rules were notified later that year, so registration was never required. Nothing about that should worry you, but it does move the whole burden of checking onto the documents for the individual flat, so be thorough.
Ask the seller for the following and have a property lawyer read them before you pay any advance:
- The occupancy certificate for the block the flat is in
- The seller's registered sale deed and the parent documents behind it
- Khata certificate and khata extract in the seller's name
- An encumbrance certificate covering the years from 2017 to date
- The most recent property-tax paid receipt
- A no-dues and no-objection letter from the owners' association
- The sanctioned building plan, to confirm the flat has not been altered
If the seller still has a home loan, the bank holds the original deed and releases it only on closure, so agree in writing how your payment and that closure line up. After registration, file for the khata transfer into your name and get the association's records updated, so that tax and maintenance bills come to you and the previous owner's name drops off.
Living at Bren Woods
Bren Woods has seven blocks, each just four floors high, placed across 4.5 acres with the ground between them left for gardens, driveways and parking. With 264 homes in total, each block carries fewer than forty households, which changes daily life: you know your neighbours, the stairwell is quiet and there is no queue for a lift. The developer has not published the open-space percentage, so ask the association for the sanctioned layout to see how much of the plot is built on.
What the day looks like beyond your front door is harder to describe, because no amenity list has been published for this project. Rather than guess, treat your site visit as the brochure. Walk the whole compound, look for a pool, a gym, a play area or a hall, and ask the residents you meet what they use and what they wish existed. Everything you see is built and in use, not a render.
Ask the owners' association the questions that matter for a building of this age. What is the monthly maintenance charge and what does it cover? Is there a sinking fund? How are water supply and power backup managed, and when were the external painting and waterproofing last done? A four-floor block is cheap to maintain compared with a tower, but only if someone is actually doing it.
