Bricks and Milestones Solcrest stands at Sy No. 25/1 on Bileshivale main road, in Rampura Village under Bidarahalli hobli, pincode 562149. In practice you would live a little off Hennur Road itself, on the Bileshivale side. This is the belt of north-east Bengaluru that has been filling with apartment communities over the past decade. The developer has not published distances to offices, schools, hospitals or the airport road, so none are quoted here.

Bileshivale main road will be the first and last stretch of every journey you make, so drive it at the hours you would actually use it. Time the run to Hennur Road in the morning and back in the evening. Ask the sales team which point on the road the main gate will open onto, since a plot this size can have more than one frontage.

Look at the surroundings as they are now, not as the brochure describes them for 2030. Note whether the road is fully surfaced and lit, where the nearest bus stop is on foot, and how far the closest grocery, pharmacy and school are today. With handover several years away the neighbourhood will change, but the approach road and the plot's position on it will not.

Bricks and Milestones Solcrest has six layouts, all quoted as built-up area; carpet areas have not been published, so ask for each one's RERA carpet figure. The 2 BHK is about 1,332 sq ft, from Rs. 1.4 Crore to Rs. 1.51 Crore. The 3 BHK comes in three sizes: about 1,516 sq ft from Rs. 1.5 Crore, about 1,764 sq ft from Rs. 1.8 Crore, and a version with a study of about 1,992 sq ft from Rs. 2.07 Crore, with the bands topping out at Rs. 1.76, 2.07 and 2.32 Crore.

The simple 4 BHK is about 2,500 sq ft, from Rs. 2.75 Crore to Rs. 3.11 Crore; the duplex 4 BHK is about 3,300 sq ft, from Rs. 3.96 Crore to Rs. 4.25 Crore. The entry 2 BHK works out to about Rs. 10,500 per sq ft. Each band reflects floor and facing, so ask where your unit falls within it.

Because the homes are under construction, GST is charged on top of the base price. Stamp duty and registration are payable at the end on the full consideration. Ask for a cost sheet that shows:

• Base rate, and whether it is on built-up or carpet area
• Floor-rise and facing premium for the specific unit
• Car parking and the number of bays included
• Clubhouse membership, maintenance deposit and corpus fund
• GST as a separate line
• Stamp duty and registration, plus the milestone payment schedule

Bricks and Milestones Solcrest has no RERA registration number published by the developer, and that is the gap to close before anything else. An under-construction project in Karnataka cannot lawfully be marketed without one. Ask Bricks & Milestones for the number, then open the entry on rera.karnataka.gov.in. Read the sanctioned plan, the declared completion date, the list of approvals and the promoter's quarterly updates.

At the booking stage, ask to see:

• The RERA certificate and the project page on the portal
• The sanctioned building plan for the tower, with your unit marked
• Title documents and an encumbrance certificate for Sy No. 25/1
• The land conversion order and the plan approval from the local authority
• A draft agreement for sale that states the handover date and the milestone payment schedule
• The allotment letter and the cost sheet, signed by the developer

Keep the receipts for every instalment and match them to the milestone certificates from the project engineer. When the towers are finished, the developer must obtain the occupancy certificate before handing over; do not accept keys without it. At handover, take the registered sale deed, the occupancy certificate copy, the khata transfer in your name and the warranty and maintenance documents for the flat.

Bricks and Milestones Solcrest arranges six towers across 9.3 acres, with 780 households between them and the shared life of the community on the ground in between. The developer has not published the floor count or the open-space share, so ask for the sanctioned master plan and see which towers face the gardens and which face the road. Every image you are shown at this stage is a render as planned by the developer, not a photograph.

A weekday here could begin on the meditation and yoga deck, then a run on the jogging and skating track before the gymnasium or a swim. The clubhouse holds the spa and health club and the indoor games zone, and the mini theatre is the wet-weather plan for a family evening. Working parents will notice the creche next to the kids' play area, and the retail spaces inside the campus should cover the small daily shop.

Evenings and weekends move outdoors, to the multiple sports courts, the landscaped gardens, the pet park and the open amphitheatre, with the multipurpose party lawn for the larger occasions. Ask which of these are promised in the first phase of handover and which follow later. Get the clubhouse size and the maintenance charge in writing too, because with 780 homes the amenities will be busy and their running cost is yours.
