Brigade 7 Gardens

Brigade 7 Gardens stands near Paduka Mandira Road in Samruddi Layout, alongside Happy Valley Layout, in the Uttarahalli hobli of south Bengaluru, pincode 560061. This is the 6th Stage of Banashankari, one of the city's largest and oldest planned residential areas, so the roads, markets, banks and clinics around you are established rather than promised. The developer has not published measured distances, so this page quotes none.

What you should measure yourself is the commute. Drive from the gate to your workplace at your normal morning hour and back in the evening, because the way out of the layout towards the main roads decides the trip more than the map distance does. Ask residents which exit they use and whether the internal roads of the layout are busy at school time.

The daily errands are the easier part. Walk the streets around the blocks and note where the nearest grocery, chemist, school and hospital are. Check how far the bus stop is on foot, and whether the footpaths and lighting are in good order after dark. A community occupied since 2020 in a settled layout should score well here, but see it before you decide.

Brigade 7 Gardens was built with four plans, all quoted as built-up area. The 1 BHK is about 371 sq ft, the 2 BHK about 1,165 sq ft, and the 3 BHK comes in about 1,395 sq ft and about 1,603 sq ft. Carpet areas have not been published, so ask the seller for the approved floor plan of the specific flat and the area written in the sale deed, and walk the flat with the drawing in hand.

The developer's specification lists vitrified tiles in the living and dining areas and the kitchen, with laminated wooden flooring in the master bedroom. The kitchen has a granite platform with provision for a modular fit-out. Five years on, check what the previous owner has changed and what has worn.

No entry price applies, because every flat was sold by the developer and no launch rate has been published. Each seller names a figure against the current market in Banashankari. A completed flat with an occupancy certificate carries no GST on resale; stamp duty and registration are payable on the full consideration, and the association usually charges a transfer fee. Ask the seller for:

• The approved plan and the built-up area stated in the sale deed
• Floor, facing and the car park allotted to the flat
• Current monthly maintenance and any arrears
• Whether a home loan is outstanding and how the bank will release the deed
• Property-tax receipts for the last few years
• The association's transfer fee and any deposit it holds

Brigade 7 Gardens has no RERA registration number published by the developer for this project. Because handover began in October 2020, the project may have been registered during construction. Ask the seller or Brigade Group for the number and search rera.karnataka.gov.in by the project name. Plan approval from BBMP or BDA is noted for the project; that is a separate sanction from RERA, and you should see the approved plan itself rather than a reference to it.

For a completed flat bought from an owner, ask for the following and have a property lawyer read them before you pay a token:

• The occupancy certificate for the block the flat is in
• The seller's registered sale deed and the earlier deeds in the chain, back to the developer's conveyance
• Khata certificate and khata extract in the seller's name
• An encumbrance certificate covering the years from handover to now
• The latest property-tax paid receipt
• A no-dues and no-objection letter from the owners' association
• The sanctioned building plan, to confirm the flat has not been altered

If the seller's bank holds the original deed against a loan, agree in writing how your payment and the bank's release will be sequenced. After registration, apply for the khata transfer into your name, update the association's records and move the utility connections, so that no bill continues to arrive in the previous owner's name.

Brigade 7 Gardens has seven blocks of up to 14 floors each, with 678 homes between them and the clubhouse, pool and courts on the ground they share. The developer has not published the land area or the open-space share. Ask the owners' association for the sanctioned layout to see how much of the plot is built on and which blocks face the gardens. Everything here is complete and in use, so a visit shows you the real thing rather than a render.

A morning might start in the gymnasium or on the jogging track, with a swim before work in warmer months. Evenings belong to the badminton and basketball courts and the other outdoor courts, while the games room and table tennis cover a rainy weekend. Children have a dedicated play area and the parks and landscaped gardens to run around in, and the party area handles birthdays and festivals.

The spa and sauna round off the clubhouse. With 678 households sharing these facilities, the questions to ask are practical. What is the monthly maintenance charge, does a sinking fund exist, how are the pool and gym booked, and how many lifts serve each block? Look at the condition of the common areas on the floor you are considering, because that is what your maintenance money has been paying for since 2020.
