Brigade Citadel

Brigade Citadel stands in Moti Nagar, pincode 500018, with its frontage along Ashok Marg on the former Meter Factory land. Moti Nagar is a settled residential part of Hyderabad, so the schools, clinics, shops and bus routes a family relies on are already running rather than planned. The developer has not published distances to offices, stations or hospitals, so we do not quote any here.

Some errands may not need a trip out at all. The plan includes commercial spaces inside the development, which should cover part of your daily shopping once they are leased and trading. Ask which shops are open today, because a finished project can still have empty retail units for a while.

For the commute, the honest test is a drive. Go from the gate to your office at your usual start time, then come back in the evening rush. With 1,330 households using the same approaches, watch how traffic builds at the entry and exit in the morning. Ask how many parking bays come with your flat and where visitors park.

Brigade Citadel offers two layouts, both quoted as built-up area. The 2 BHK is about 1,174 sq ft and the 3 BHK about 1,583 sq ft. Carpet areas have not been published, so ask for them; the gap between built-up and carpet decides how much floor you actually use.

The 2 BHK starts at Rs. 90 Lakhs, which is about Rs. 7,700 per sq ft. The 3 BHK runs from Rs. 1.19 Crore to Rs. 1.39 Crore, or about Rs. 7,500 to Rs. 8,800 per sq ft. As the project is completed, a flat with an occupancy certificate should carry no GST. Stamp duty and registration apply to every purchase. Ask for a cost sheet that lists:

• Base price and the area it is charged on
• Floor and facing premiums for the flat you pick
• Car parking and the number of bays included
• Clubhouse membership and the maintenance deposit
• A written line confirming no GST on your unit
• Stamp duty and registration on the full value

If you buy resale from an owner, compare the asking price with these figures and make sure the maintenance dues are cleared.

Brigade Citadel has no RERA registration number published by the developer for this project. Ask Brigade Group for it and look it up on the Telangana RERA portal (TS-RERA) before you pay anything. The entry should show the registered blocks and the promoter's declared completion date.

Since the project is completed, your checks are those for a finished home rather than a promise. Ask for:

• The occupancy certificate for your block
• The sanctioned building plan showing your flat
• Title documents and an encumbrance certificate for survey numbers 78 and 79
• The latest property tax receipt
• A draft sale deed, since a finished home is registered on a sale deed

At handover, register the sale deed and have the property tax record moved into your name. If you buy from an earlier owner, also ask for the original sale deed, a no-dues letter from the residents' association and proof that any loan on the flat is closed.

Brigade Citadel has four blocks of 16 floors, 1,330 homes in all, sharing one large clubhouse of 53,000 sq ft. The developer has not published the share of land left open, so ask for the site plan and see how the blocks, gardens and courts divide the ground. Images you are shown are renders as planned by the developer unless the space is built and open.

A weekday could start with a run on the jogging and skating track or a session in the gymnasium, followed by a swim. Younger children have a play area and activity areas, and older ones can take over the outdoor courts after school. The health centre helps a family with elderly parents, and the games room covers a rainy afternoon.

Evenings can be spent in the landscaped gardens, while birthdays and small functions go to the party area. The commercial spaces inside the campus can save a drive for everyday errands. Because the project is completed, you can walk through each of these facilities before you buy and judge how crowded they get at peak hours.
