Brigade Enclave

Brigade Enclave stands on Ashok Marg, in the Sanat Nagar village area close to Fatehnagar and Balanagar, pincode 500018, and is filed under Moti Nagar. This is an older, built-up part of Hyderabad, so shops, clinics and schools belong to the existing neighbourhood rather than to a promise tied to the project. The developer has not published distances to offices, stations or hospitals, so none are quoted here.

Small errands may stay inside the gate. The plan includes retail spaces within the campus, which could handle daily purchases once they open. For anything bigger you will rely on the markets and services already around Moti Nagar and Balanagar.

Because handover is years away, judge the location as it will be in 2030, not only as it is today. Drive from the site to your workplace at peak hour and back in the evening, and see how Ashok Marg copes with traffic. Ask how many parking bays each home gets and where visitors will park on a compact 4.5-acre site.

Brigade Enclave offers four plans, all measured as built-up area. The 3 BHK comes in about 1,850 sq ft and about 2,015 sq ft. The 4 BHK comes in about 2,530 sq ft and about 2,625 sq ft. Carpet areas have not been published, so ask for them before you compare with other projects.

The smaller 3 BHK is quoted at Rs. 2.10 Crore to Rs. 2.25 Crore, about Rs. 11,400 per sq ft at the lower figure. The larger 3 BHK runs from Rs. 2.30 Crore to Rs. 2.41 Crore. The two 4 BHKs cost Rs. 2.85 Crore to Rs. 3.00 Crore and Rs. 3.05 Crore to Rs. 3.15 Crore. As the homes are under construction, GST is charged on top, and stamp duty and registration are extra too. Ask for a cost sheet showing:

• Base rate and the area it applies to
• Floor and facing premiums
• Car parking and the bays included
• Clubhouse and maintenance deposits
• GST as a separate line
• The payment schedule tied to construction stages

Brigade Enclave has no RERA number published by the developer for this project. An under-construction project must be registered before it is sold, so ask Brigade Group for the number and check it on the Telangana RERA portal (TS-RERA). The entry will show the declared completion date, the approved plan and the quarterly progress the promoter reports.

At this stage, ask for:

• The RERA registration certificate
• Title documents and an encumbrance certificate for Survey No. 76/P
• The sanctioned building plan showing your tower and floor
• A draft agreement for sale stating the handover date and the compensation for delay
• The list of banks that have approved the project, if you need a home loan

At handover, ask for the occupancy certificate before you take the keys. Then register the sale deed and have the property tax assessment moved into your name. Keep copies of every receipt you are given along the way.

Brigade Enclave is three six-floor towers on 4.5 acres, with 215 homes and a clubhouse of 20,000 sq ft. The developer has not published the open-space share, so ask for the site plan and see how much ground is left between the towers. Any pictures are renders as planned by the developer, since nothing is finished yet.

A morning could begin in the yoga studio or the gymnasium, with a swim before work. After school, children have a play area and several sports courts, and the jogging track loops through the landscaped gardens. Dog owners get a pet park, something many projects leave out.

For evenings and weekends there is an indoor games area, a rooftop theatre for a film night and a banquet party lawn for family functions. Retail spaces inside the campus cover small errands. With possession set for December 2030 onwards, ask which facilities will be ready on the day you move in and which will follow later.
