Brigade Horizon

Brigade Horizon sits on the Mysuru main road at Kambipura, near Anchepalya, in pincode 560060. This is the south-western edge of Bengaluru, on the highway that leads out towards Mysuru. The developer names Kengeri and Kumbalgodu as the nearest established areas, and Kengeri is the point you pass on the way into the city. No distances to offices, stations or schools have been published, so we quote none.

Daily life here is shaped by one road. Your commute into town, the school run and the weekend trip to a mall all begin on Mysore Road, so test it at the hour you would actually travel. Drive from the site towards Kengeri at 8.30 in the morning and back at 6.30 in the evening before you sign anything. Retail spaces within the project are meant to cover the small errands without a car.

Because this is an edge-of-city site, ask what is around the plot today rather than what is promised. Walk the approach from the main road, check the state of the service road and find the nearest bus stop. If you or your family depend on public transport, that stop will matter more than any amenity on the list.

Brigade Horizon offers four layouts, all quoted as built-up area; carpet areas have not been published, so ask for them. The 1 BHK is about 615 sq ft, the 2 BHK about 1,013 sq ft, the 3 BHK about 1,438 sq ft and the 4 BHK about 2,603 sq ft. The 1 BHK runs Rs. 44 Lakhs to Rs. 47 Lakhs and the 2 BHK Rs. 85 Lakhs to Rs. 90 Lakhs. The 3 BHK is Rs. 1.20 Crore to Rs. 1.40 Crore and the 4 BHK Rs. 2.40 Crore to Rs. 2.70 Crore.

At the lower end of each band, the rate is about Rs. 7,150 per sq ft for the 1 BHK, Rs. 8,400 for the 2 BHK, Rs. 8,300 for the 3 BHK and Rs. 9,200 for the 4 BHK. The larger homes cost more per sq ft, not less, so ask what the premium buys.

What you pay on top depends on whether your block has its occupancy certificate. A completed home carries no GST; one still under construction carries GST on the construction portion. Stamp duty and registration apply in every case. Ask for a cost sheet that lists:

• Base rate and the area it is charged on
• Floor and facing premiums, even within four floors
• Car parking, and how many bays are included
• Clubhouse fee and maintenance deposit
• GST as a separate line, if it applies to your block
• Stamp duty and registration on the full consideration

Brigade Horizon has no RERA registration number on record yet. Ask Brigade Group for it and look it up on the Karnataka RERA website (rera.karnataka.gov.in) before you pay anything. The entry will show the promoter's declared completion date, which is the quickest way to reconcile a ready-to-move label with handover from December 2026.

Because the two statements on stage disagree, your paperwork depends on the answer for your block. If the block is complete, ask for:

• The occupancy certificate for that block
• The sanctioned building plan with your unit marked
• Khata and the latest property tax receipt
• Title documents and an encumbrance certificate covering Survey Nos. 43/5, 43/30 and 238
• A draft sale deed, since a finished home registers on a sale deed

If the block is still being built, you are buying under construction. Then ask for the RERA certificate, the approved plan, and an agreement for sale that fixes the handover date and ties payments to construction milestones. Get the date the occupancy certificate will be applied for in writing. At handover, collect the sale deed and have the khata transferred to your name before you settle the final instalment.

Brigade Horizon spreads 18 low-rise blocks of four floors over 5 acres, with 372 homes between them and the shared spaces threaded through the gaps. The developer has not published the share of the site left open, so ask for the sanctioned layout and see how much ground the blocks take. Any drawings or images are renders as planned by the developer until the sales team shows you the finished space.

A weekday morning could start on the jogging and cycling track, move to the gymnasium and end with a swim before work. The health centre is on site for the days you would rather not drive. Children have their own play area and an activity area, and the sports courts take over once school is out.

Evenings belong to the landscaped gardens, the indoor games room and, for a birthday or a festival, the multipurpose area at the clubhouse. The retail spaces cover milk, bread and the small things you forgot. Given that possession runs from December 2026, ask which of these facilities are open today and which follow the last block. A clubhouse that opens two years after you move in changes the value of the fee you pay for it.
