Brigade Komarla Heights

Brigade Komarla Heights Overview

Brigade Komarla Heights is an under-construction apartment project by Brigade Group in Padmanabhanagar, south Bangalore, with possession given as December 2026 onwards. It stands on 4 acres at Chikkalasandra Village, off Subramanyapura Main Road, pincode 560061. It has 2 BHK and 3 BHK homes priced from Rs. 1 Cr. It suits south Bengaluru buyers who want a new high-rise in the Padmanabhanagar and Uttarahalli belt, rather than an older low-rise, and it will be on most shortlists there.

The unusual thing about this project is that it is sold out while still being built. Both plans went with the developer, so what you can buy now is another buyer's booking, transferred to you before handover. That is a different purchase from a fresh booking or a finished resale. You take over an agreement, the remaining instalments and the developer's transfer process, and you still wait for the building to finish.

Two layouts were sold, quoted as built-up area: a two-bedroom of about 1,094 sq ft and a three-bedroom of about 1,388 sq ft. The developer's price started at Rs. 1 Crore, which on the two-bedroom is about Rs. 9,150 per sq ft. What you pay is that original contract price plus whatever premium the seller asks. There are 320 homes in the two 25-floor towers, so several may be on offer at once, which gives you room to compare.

This project suits a buyer who wants a new two- or three-bedroom home in south Bengaluru, can wait until December 2026, and is comfortable taking over a booking with a lawyer's help. It is not for anyone who needs to move in now, wants a home larger than about 1,390 sq ft, or would rather deal only with the developer. A RERA number has not been published, so ask the seller for the project's registration before you talk money.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Brigade Komarla Heights

Brigade Komarla Heights stands at Chikkalasandra Village, Uttarahalli Hobli, off Subramanyapura Main Road in the Padmanabhanagar area of south Bengaluru, pincode 560061. This is a settled part of the city rather than a new corridor, so the roads, schools, markets and hospitals around you exist today. What is new is the pair of 25-floor towers going up among them. Brigade Group has not published distances or travel times, so we do not quote any.

An established neighbourhood makes the daily routine easier to predict. Walk out on a weekend and find the grocery, pharmacy and clinic on foot, and ask neighbours where the school buses stop. For the commute, drive from the site to your workplace at the hour you would leave and again on the way back, since the roads of the older southern localities are narrow and fill quickly.

Three hundred and twenty new households will join the area at handover, so look at the approach road and the gate with that in mind. Ask how cars leave the site at peak hour, where visitor parking goes, and which side of each tower faces the main road. Come by at a few different hours to judge noise on the approach, and talk to the people living around the site about how the construction has affected them.

Homes and prices at Brigade Komarla Heights

Brigade Komarla Heights sold two layouts, both quoted as built-up area; carpet areas have not been published, so ask for the figure in the agreement for sale. The two-bedroom is about 1,094 sq ft and the three-bedroom about 1,388 sq ft, a step of roughly 290 sq ft. Both are spread across two towers of 25 floors, so ask which tower, floor and facing a booking is for.

The developer's price started at Rs. 1 Crore for the two-bedroom, about Rs. 9,150 per sq ft; no three-bedroom launch price was published. Because every home is sold, your price is the seller's contract price plus the premium they ask for handing over the booking. Weigh that total against finished flats of the same size nearby, and remember that you also inherit the remaining instalments.

The home is under construction, so GST applies on the instalments still to be paid, and stamp duty and registration are due when the sale deed is registered at handover. Before agreeing a premium, get the seller and the developer to confirm in writing:

  • The contract price in the original agreement and the area it was charged on
  • Instalments paid so far, with receipts, and the instalments still due
  • The developer's transfer or assignment fee and who pays it
  • Floor-rise, facing and parking charges already in the contract
  • GST on the remaining amount, as its own line
  • Maintenance deposit and corpus fund payable at handover
  • Stamp duty and registration on the full consideration

Paperwork and approvals for Brigade Komarla Heights

Brigade Komarla Heights has no RERA number published so far. Ask the seller, or the developer, for it and open the entry on the Karnataka RERA website, rera.karnataka.gov.in. It carries the sanctioned plan, the promoter's declared completion date and any complaints, and that date is the one to hold against the December 2026 possession promise.

Taking over a booking in an unfinished tower needs the developer's papers and the seller's. Ask for:

  • The RERA certificate and the project's portal page
  • The sanctioned building plan, with the unit and parking bay marked
  • Title documents for Survey Nos. 74/2B, 75, 78/2 and 78/4 at Chikkalasandra Village, with a lawyer's opinion
  • The seller's agreement for sale with Brigade Group and the allotment letter
  • Receipts for every instalment paid, and the developer's statement of the balance due
  • The developer's written consent to the transfer, and the fee it charges
  • If the seller has a loan, the bank's closure letter or consent

The transfer is usually done by an endorsement or a fresh agreement in your name with the developer, not by a sale deed, because the flat is not yet complete. At handover, ask for the occupancy certificate for your tower, then register the sale deed and apply for the khata in your name. Keep a lawyer involved throughout; this is a three-party deal.

Living at Brigade Komarla Heights

Brigade Komarla Heights consists of two 25-floor towers on 4 acres, with the shared facilities on the ground between them. Brigade Group has not published the share of the site kept open, so ask for the sanctioned site plan and see how the towers, the pool and the courts divide the land. Every image you are shown is a render, as planned by the developer, until the towers are finished.

A morning could start on the jogging track, take in the outdoor gym and end at the meditation pavilion before the day begins. Children have a play area and a kids' pool alongside the main swimming pool, and the cricket pitch and basketball court fill their evenings. Indoors, there is a badminton court, table tennis and a pool table for the monsoon months. The amphitheatre is where the community gathers for festivals and performances.

Because 320 homes share two lift cores, ask how many lifts serve each tower and how many flats share a floor, since on the 20th floor that matters more than any court. Ask, too, which facilities will be ready at the December 2026 handover and which follow later, and what the maintenance charge is expected to be once the owners' association takes over. A clubhouse is not on the published list, so ask whether one is planned.

Frequently Asked Questions

Can I buy at Brigade Komarla Heights directly from Brigade Group?
No. Both the two- and three-bedroom plans are sold out with the developer even though the towers are still under construction. A purchase now means taking over an existing buyer's booking, with the developer's consent, and paying the remaining instalments until handover in December 2026.
What was the launch price at Brigade Komarla Heights?
Brigade Group's price started at Rs. 1 Crore, about Rs. 9,150 per sq ft on the two-bedroom of about 1,094 sq ft. A seller transferring a booking will ask that contract price plus a premium, so compare the total against what a finished flat of the same size costs nearby.
When will Brigade Komarla Heights be ready?
Possession is given as December 2026 onwards, and construction is under way. Ask the seller for the developer's latest progress letter and the instalment demands raised so far, and compare the promised date with the completion date on the RERA portal once you have the number.
Is GST payable when I take over a booking at Brigade Komarla Heights?
Usually yes on the instalments still to be paid, since the home is under construction, and the developer will say how it treats the amount already paid by the first buyer. Stamp duty and registration apply at the time of the sale deed. Ask for a written cost statement covering all of it.
Where do I check the RERA registration for Brigade Komarla Heights?
The developer has not published one. Ask the seller, or the developer, for it and check the entry on rera.karnataka.gov.in, which shows the sanctioned plan and the declared completion date. Do not sign a transfer until you have seen that entry, because the towers are not yet complete.
Which layout should I look for at Brigade Komarla Heights?
The two-bedroom of about 1,094 sq ft suits a couple or a small family; the three-bedroom of about 1,388 sq ft adds roughly 290 sq ft and a bedroom. With two towers of 25 floors, ask which tower, floor and facing the booking is for, since that changes both the view and the premium.
