Families who want a settled south Bangalore neighbourhood, rather than a brand-new suburb, often ask about apartments in Padmanabhanagar. The area lies near Banashankari and Uttarahalli and was originally laid out for middle-class homes. It has long since filled up and has shopping streets of its own. New homes appear only when an older site is redeveloped.

Both projects we track come from Brigade Group and are under construction. Brigade Komarla Heights is the larger, with 320 two- and three-bedroom homes on about 4 acres, starting at about Rs. 1 Cr. Brigade Nanda Heights is a smaller building of 107 three-bedroom homes on about 1.6 acres, from about Rs. 1.84 Cr. Both list possession from December 2026 onwards. That gives an entry range of roughly Rs. 1 Cr to Rs. 1.84 Cr, aimed at upper-middle-income buyers.

Connectivity is good without the noise of a main corridor. You can reach the Green Line metro quickly, and Kanakapura Road is nearby for trips further south. Banashankari is next door for shopping and services, so daily errands rarely need a long drive.

The trade-offs come from building in a mature area. Redevelopment sites are compact, so ask about parking per flat, open space and how close neighbouring buildings will be. With possession due from December 2026, visit the site to see how far construction has actually progressed. Confirm the RERA registration and the date it carries, and ask what compensation applies if handover slips. Check the cost sheet for car parking, club charges and GST, and ask which of these are optional. Confirm the approved number of floors against the brochure. With only one developer active here, you have less choice of layout and price than in a newer locality, so compare carefully before committing.

Other areas to compare are Banashankari, JP Nagar and Subramanyapura, which offer a similar settled feel with more choice of projects.
