No street number, pincode or landmark list has been published, and no travel times either.

Mysuru runs at a gentler pace than a metro, and short trips by car or scooter are how most families get around. Before you commit, time the drive from Kurubarahalli to your office, your children's school and the market you use most, both in the morning and in the evening. If you commute to Bengaluru now and then, check how long it takes to reach the highway from here.

Request the exact site boundary and the width of the approach road. A new gated project of 112 homes will add cars to local lanes, so look at how the entrance will meet the main road. Visit after dark as well, to see how the street is lit and how busy it gets.

Brigade Misty Greens has four home types on its price list. The entry 3 BHK comes with three bathrooms and a servant room, and is quoted at 2,184 sq ft built-up, opening at Rs. 2.65 Crore. That works out to roughly Rs. 12,100 for each sq ft. The same type is also shown at 3,890 sq ft, so confirm which plan that larger figure describes.

Next up is a 3 BHK that adds a study and a powder room, from Rs. 2.80 Crore. The 4 BHK has four baths, a family lounge and a servant room, from Rs. 3.8 Crore. Duplex penthouses head the list at Rs. 4.75 Crore. Built-up and carpet sizes for these three have not been published.

The build has only just started, so GST will be charged on the under-construction price. Stamp duty and registration in Karnataka come on top, whatever the stage. Ask for a cost sheet that shows:

• Base rate and any floor or facing premium
• Car parking charges
• Clubhouse fee and maintenance deposit

Because construction is only beginning, most of what protects you is on paper. Before you book, ask for:

• The RERA certificate and the declared completion date
• Title deeds and an encumbrance certificate for the 4 acres
• The land conversion order for residential use
• The sanctioned building plan and commencement certificate
• A draft agreement for sale with the payment stages and delay compensation

Your payments will be linked to construction progress, so match each demand letter against the stage it claims. When the building is done, insist on the occupancy certificate before you take the keys. After that come the registered sale deed and the khata in your name, which you need for property tax and any resale later.

Brigade Misty Greens puts 112 homes on 4 acres, so the land is shared among fewer households than in most apartment projects, and that should show in the grounds. A weekday could start with laps in the swimming pool or a session in the gymnasium, while others prefer the outdoor gym in the open air. Children have their own play area, and after school the basketball and badminton courts and the net cricket pitch take over. Dog owners get a pet park, which is still rare in Mysuru projects.

In the evening, the landscaped gardens and the gazebo are the quiet corners for an unhurried chat. The clubhouse holds indoor games for rainy days, and the party hall handles birthdays and family functions. Construction has only just begun, so none of this exists yet. Ask which facilities will be ready at the first handover and what the monthly maintenance is expected to be.
