Brigade Omega is a completed apartment project by Brigade Group at Thurahalli, in the Bharath Housing Society Layout near Subramanyapura, south Bangalore, pincode 560062, handed over in December 2017. It has 2 BHK to 4 BHK homes and is sold out, so whatever you buy here comes from an owner, not a sales office. It suits South Bengaluru families who want a finished mid-rise flat off Banashankari 6th Stage, rather than a tower still being built.
The land runs to 6.5 acres and carries three blocks of 13 floors, with 520 apartments between them. Homes were built for three sizes of household. Two-bedroom flats measure about 1,320 or 1,330 sq ft, three-bedroom flats about 1,690, 1,740, 1,750 or 1,800 sq ft, and the single four-bedroom plan about 2,390 sq ft. All of these are built-up figures; the developer has not published carpet areas.
Because no developer price exists any more, the last published rate of about Rs. 5,790 per sq ft is only a marker from the original sale. What you pay is agreed with the seller, and it will move with floor, facing and how well the flat has been kept. See two or three units before you settle on a figure, and ask the owners' association what the monthly maintenance charge is and whether any large repair levy is pending.
This project fits you if you want to move in within weeks, like a settled complex where the gardens and clubhouse have had years of use, and need between 1,300 and 2,400 sq ft. It is a poor match if you want a builder warranty on a new flat, a five-bedroom home or a penthouse, or a construction-linked payment plan that spreads the cost. Fittings from 2017 will need some refreshing, so keep a repair budget aside on top of the price.

Getting around from Brigade Omega
Brigade Omega sits at Thurahalli Village, in the first block of Banashankari 6th Stage, on the southern side of the city with pincode 560062. This is a residential layout rather than a highway frontage, so your daily rhythm will be shaped by the layout roads first and the arterial roads second. The developer places the site near Subramanyapura, and Subramanyapura connects to the NICE Bangalore-Mysore expressway, which is your quickest exit toward the ring of the city.
For the ordinary week, Uttarahalli and Banashankari are the nearest established markets and the places you will run to for groceries, banks and clinics. Longer trips take you by road to JP Nagar, Anjanapura and Rajarajeshwari Nagar, each of which has its own shopping and schooling. The developer has not published distances or travel times to any of these, and we do not guess them.
Do the commute yourself, at your own hour, from the gate to your office and back. Try the route through Subramanyapura to the NICE road one day and the inner roads through Banashankari the next, since the two behave very differently at peak. Also walk the last kilometre to the gate on foot; layout roads in this part of town vary in width and lighting, and you will want to know what an auto or a delivery rider has to navigate.
Homes and prices at Brigade Omega
Brigade Omega was built in seven plans, all quoted as built-up area. The two-bedroom flats are about 1,320 and 1,330 sq ft. The three-bedroom flats come in four sizes, about 1,690, 1,740, 1,750 and 1,800 sq ft. One four-bedroom plan of about 2,390 sq ft completes the range. Carpet areas were not published, so ask the seller for the unit plan and measure the rooms yourself when you visit.
There is no developer price today; the complex sold out and Brigade Group no longer quotes for it. The last published rate, about Rs. 5,790 per sq ft, tells you where the original buyers started, not what a seller will accept now. Resale prices in a 13-floor block move with floor level, facing and the state of the interiors, so two flats of the same plan can be some distance apart.
Because the homes are complete and occupied, GST does not enter the picture. Stamp duty and registration are payable on the full agreed price, and the association may charge a transfer fee. Before you agree a number, ask the seller for:
- The floor, block and facing of the flat, and the number of car parks that come with it
- Current monthly maintenance and the sinking-fund balance
- Any pending repair levy voted by the association
- Interior additions made since 2017 and whether they touch structure or plumbing
- Whether furniture and fittings are part of the price, in writing
Paperwork and approvals for Brigade Omega
Brigade Omega has BBMP/BDA approval named by the developer but no published RERA number. Ask the seller whether Brigade Omega was ever registered, and search the Karnataka RERA website (rera.karnataka.gov.in) yourself. Do not let the absence of a number end the conversation; for a complex handed over in December 2017, the completion paperwork carries more weight.
What you want from the seller, before any token changes hands:
- The occupancy certificate for the block your flat is in
- The sanctioned building plan, so you can match the flat against what was approved
- The seller's registered sale deed and the chain of earlier deeds, if any
- Khata in the seller's name and property tax receipts up to date
- An encumbrance certificate for the flat covering the years since 2017
- A no-dues letter from the owners' association
Have a lawyer read the title chain, and confirm the seller's identity against the deed. If the flat carries a loan, the bank holds the original documents, and the sale must clear that loan first. At registration you will sign a fresh sale deed, and afterwards the khata transfers into your name through BBMP. Keep copies of every receipt from the association from the day you take possession.
Living at Brigade Omega
Brigade Omega covers 6.5 acres with three 13-storey blocks and the shared spaces set between them, everything built and in use since 2017. The developer has not published how much of the ground is open, so walk it and judge for yourself. Any plan you are shown is the layout as planned by the developer; the gardens you see on the day are the real thing, aged by nearly a decade of monsoons and maintenance.
An early morning could take you along the jogging track and into the gymnasium, or to the badminton and basketball courts before they fill. The pool is there for a swim before work. During the day children have their own play area and the landscaped gardens, and the indoor games room with table tennis absorbs a rainy afternoon. When you want quiet, the spa and sauna in the clubhouse are the retreat.
Evenings and weekends turn to the community hall and the party area, which is where birthdays and festival functions in a 520-home complex end up. Behind the scenes, the buildings carry CCTV, intercom, fire safety systems, a sewage treatment plant and waste handling, with full generator cover for lifts, pumps and common lighting. The central core of each block has two passenger lifts and one service lift; the side cores have one of each. Ask the association how often the lifts and the generator have been serviced.
