The complex is large: seven blocks of 18 floors carrying 1,035 apartments. The home listed is a three-bedroom plan with three bathrooms of about 1,584 sq ft built-up. The specification also refers to two-bedroom flats, so smaller homes may exist in the blocks; ask any seller for the plan of the exact unit. Carpet areas and the plot's land area have not been published in a usable form.
With no developer price left, the last published rate of about Rs. 4,590 per sq ft is only a memory of the launch. Resale prices are set flat by flat, and in an 18-floor block the floor and the facing will move the number more than the plan does. Ask the owners' association what the monthly maintenance charge is and how the lifts and pumps have been serviced since 2017, since two passenger lifts serve each block.
This is the right project if you want three bathrooms, a settled community with courts and pools already running, and a location with railway access at Kengeri and Hejjala. It is the wrong one if you want a new flat with a developer warranty, a low-rise building, or a home under 1,500 sq ft, unless a two-bedroom resale turns up. Budget for repainting and fittings, because the flat you buy will have had years of use.

Getting around from Brigade Panorama
Brigade Panorama opens onto Mysuru Main Road at Kambipura, beside Anchepalya, in the south-west of the city with pincode 560060. This is highway-side living: the main road is your route in every direction, and its traffic at peak hours is the thing to test before you buy. The neighbouring locality of Kumbalgodu lies on State Highway 17, which is the other axis the area uses.
Two railway stations, Kengeri and Hejjala, are described by the developer as close by, and for anyone working in the city centre the train may beat the road on a bad morning. The developer has not published distances or travel times to either station, so take an auto from the gate to each and time it. Do the same for the drive to your office in both directions on a weekday.
For daily needs, the area is described as having shops, clinics and entertainment along the road. Two institutions are named nearby: Shree Swaminarayan Gurukul International School and Don Bosco Institute of Technology. Visit the school at the morning bell if you have children; a short distance on the map can be a long one on this road at that hour. Walk the frontage too, because a highway address means noise on the road-facing side and a quieter life in the inner blocks.
Homes and prices at Brigade Panorama
Brigade Panorama has one home on record: a three-bedroom plan with three bathrooms of about 1,584 sq ft built-up. Three bathrooms in a flat of this size is the point to notice; it means each bedroom gets its own, which is not common at this footprint. The specification also refers to two-bedroom flats with a 4 kW supply, so smaller homes may be scattered through the seven blocks. Carpet areas have not been published; ask for the plan and measure.
There is no developer price to quote. The last published rate, about Rs. 4,590 per sq ft, comes from the original sale and tells you nothing about what an owner will accept today. In a block of 18 floors, the same plan on the fifteenth floor with an open outlook and on the second floor facing a neighbouring block can be far apart in price, so compare like with like.
Because the complex is complete and occupied, no GST applies. Stamp duty and registration are due on the agreed price, and the association may levy a transfer fee. Before you agree a figure, get the seller to state:
- Block, floor, facing and the number of covered car parks that transfer with the flat
- Monthly maintenance, the sinking fund balance and any pending repair levy
- Whether the flat is two or three bedrooms, and the sanctioned plan that proves it
- Additions made since 2017, and whether any wall or plumbing was moved
- What fittings, wardrobes and appliances are included, in writing
Paperwork and approvals for Brigade Panorama
Brigade Panorama has BBMP/BDA approval named by Brigade Group but no published RERA number. Ask the seller whether the project was ever registered and search for it on the Karnataka RERA website, rera.karnataka.gov.in. With handover in December 2017, do not expect the RERA entry to settle much; the occupancy certificate does the real work in a completed complex.
From the seller, before you hand over a token, ask for:
- The occupancy certificate for the seller's block
- The sanctioned building plan and the unit plan for the flat
- The seller's registered sale deed, plus any earlier deed in the chain
- Khata in the seller's name and property tax receipts to date
- An encumbrance certificate covering the years since 2017
- A no-dues certificate from the owners' association
- Copies of the survey records for Survey Nos. 43/5, 43/30 and 238, which the land is held under
Have a lawyer read the title chain and confirm that the seller's name, the block and the flat number agree across every document. If a bank loan is running on the flat, the originals are with the bank and the sale must retire that loan first. You will register a fresh sale deed in your name, then move the khata through BBMP and inform the association so the maintenance account transfers to you.
Living at Brigade Panorama
Brigade Panorama has seven 18-storey blocks with the shared spaces laid between them and 1,035 households moving through the day. The developer has not published the land area in a usable figure or the share left open, so walk the grounds and judge the space between the blocks for yourself. Whatever plan you are shown is the layout as planned by the developer; the gardens, courts and pools you see have been in use since 2017.
Your morning might start on the jogging track, move to the tennis or basketball court and finish in the gymnasium. There is a swimming pool for adults and a separate kids' pool, which matters when small children want to be in the water at the same time as the lap swimmers. The meditation hall is the quiet room, and the spa and sauna are there when the week has been long.
Afternoons and evenings belong to the games room, with billiards and table tennis, and to the kids' play area and the landscaped gardens. For larger gatherings there is a community hall and a party area. Every block is served by two passenger lifts, which for 18 floors is the number to think about at 8.30 in the morning; ask residents about waiting times and how the lifts have been maintained. Ask also what part of the maintenance bill goes to keeping two pools clean.
