Brigade Parkside West

Brigade Parkside West stands on Mysuru Main Road at Kambipura, next to Anchepalya, on the south-western edge of the city with pincode 560060. The land is held under Survey Nos. 43/5, 43/30 and 238, which is worth knowing because Brigade Panorama, another Brigade Group project, carries the same address; confirm with the seller which project and block the flat is in. Mysore Road is a main highway, and it will be your route everywhere.

The developer has not published distances or travel times to any workplace, station, school or hospital, and we do not guess them. What you can measure is your own day. Drive from the gate to your office at your usual time, then back in the evening, and note how long it takes to turn onto and off the main road. Try it once at the weekend to see the road without the office traffic.

Walk the site's frontage as well. A main-road address means noise and dust on the road-facing blocks and a much quieter life in the inner ones, and with 23 blocks to choose from that choice is yours. Ask residents who have lived here since 2022 where they shop, which clinic they use and how a school run works, because their answers are worth more than a map.

Brigade Parkside West was built in two plans, both quoted as built-up area. The one-bedroom flat is about 646 sq ft and the two-bedroom flat about 1,153 sq ft, a difference of roughly 500 sq ft that buys a second bedroom and a bigger living space. There is no three-bedroom plan. Carpet areas have not been published; ask the seller for the unit plan and measure the rooms, which a finished flat lets you do.

No developer price exists today. Brigade Group sold everything, and what you pay is agreed with an owner. In a four-floor block the floor changes little; the block's position on the five acres, its distance from the main road and the state of the interiors move the price far more. Two flats of the same plan in different blocks can be some way apart, so view several before you fix on a number.

A completed flat carries no GST. Stamp duty and registration are payable on the agreed price, and the association may charge a transfer fee. Before you agree a figure, ask the seller to set out in writing:

• Block number, floor and facing, and how many car parks transfer with the flat
• Monthly maintenance, the sinking fund balance and any repair levy raised since 2022
• What fittings, wardrobes and appliances are included in the price
• Any change made to the flat and whether a wall or pipe was moved
• The date the seller bought and the price on their own sale deed

Brigade Parkside West has no RERA registration number published by the developer. Ask the seller whether one exists and search the Karnataka RERA website, rera.karnataka.gov.in, before you pay a token. If an entry turns up, it will show the sanctioned plan and the promoter's declared completion date, which you can hold against the 2022 handover. Because the address is shared with Brigade Panorama, check that the entry you find is for this project.

For a finished flat bought from an owner, ask to see:

• The occupancy certificate for the seller's block
• The sanctioned building plan and the plan of the flat
• The seller's registered sale deed and the earlier deed from the developer
• Khata in the seller's name and property tax receipts up to date
• An encumbrance certificate covering the years since 2022
• A no-dues letter from the owners' association

Have a lawyer read the chain from Brigade Group to the seller and confirm that the seller's name, the block and the flat number agree on every document, including the survey numbers. If a loan is running on the flat, the bank holds the originals and the sale must clear it first. You register a fresh sale deed in your name, then move the khata through the local office and have the association record you as the member for the flat.

Brigade Parkside West has 23 small four-floor blocks across five acres, with the shared spaces in between, all finished and in use since 2022. The developer has not published the share of ground kept open, so walk it and see how much air there is between the blocks. Any plan you are shown is the layout as planned by the developer; the gardens and courts you walk through are the real ones, a few seasons in.

A morning might start on the jogging track that threads through the blocks, then a stint in the clubhouse gymnasium or a swim in the pool before the day begins. Children have a play area and the landscaped gardens, and the basketball and outdoor courts take over when school ends. The games room, with table tennis, covers the rainy afternoons, and health centres on the grounds handle small needs.

Evenings and celebrations belong to the party area. With only four floors, life runs on stairs rather than lifts, so a top-floor flat is brighter and quieter but every bag of shopping goes up by hand. Ask the association what the monthly charge covers, how the pool is kept, and whether the blocks have been repainted since handover, because 23 low buildings show weather on their walls quickly. Ask also how far your chosen block is from the pool and gate, on foot, in the rain.
