Brigade Residences

Brigade Residences has its address at No. 5/142 on Rajiv Gandhi Salai, the road better known as OMR, in Perungudi, pincode 600096. The towers are part of the WTC development, and OMR carries much of Chennai's IT industry, with many office campuses along it. The developer has not published distances to specific offices, schools or stations, so none are quoted here.

For many buyers the appeal is a short trip to work. If your office is on the same stretch of OMR, your commute could be a brief drive rather than a long cross-city journey. Test it at your real hours, morning and evening, since traffic on the corridor builds sharply at shift changes.

Retail spaces inside the project cover small daily needs. For larger shopping, schools and hospitals, note how far you have to drive and which way you have to turn out of the gate. Ask how many parking bays come with the flat and where visitors park. Visit once after dark too, to judge the noise from the main road on your side of the tower.

Brigade Residences offers only one plan. The Zenith is a 3 BHK with three bathrooms, of about 1,935 sq ft built-up. Carpet area has not been published, so ask for it along with the size of each room. With a bathroom for every bedroom, it works for families with teenagers, live-in parents or guests.

The published starting price is Rs. 2.39 Crore, about Rs. 12,400 per sq ft. No other prices are published, and in a 26-floor tower floor level and facing change the cost of the same plan. Insist on unit-wise pricing.

The home is complete, so no GST applies once the tower has its completion certificate. Stamp duty and registration are payable on every purchase. Ask for a cost sheet that shows:

• The base rate and the area it is charged on
• Floor-rise and facing premiums for your flat
• Car parking and the number of bays
• Clubhouse membership and the maintenance deposit
• Stamp duty and registration on the full value

Brigade Residences has no RERA registration number published by Brigade Group. Ask Brigade Group for it and look it up on the TNRERA portal of Tamil Nadu. The entry shows the promoter, the approved plan and the declared completion date.

The land is held in the name of Perungudi Real Estates Private Limited, so check that this company appears as the owner or promoter across the title papers and the RERA entry. Because the homes are finished, ask to see:

• The completion or occupancy certificate for your tower
• The approved building plan showing your flat
• Title documents for the land and an encumbrance certificate
• The property tax assessment for the flat, once issued
• A draft sale deed stating your undivided share of land

Check that the flat number, tower and area are the same on the approved plan, the cost sheet and the draft deed. If you are buying from an earlier owner, add their sale deed and a no-dues letter from the association. After registration, have the property tax and electricity accounts moved into your name.

Brigade Residences has two towers of 26 floors on 5 acres, with 298 households sharing a clubhouse, a pool and open grounds. The share of land left open has not been published, so walk the site and see how the towers, the sports areas and the gardens divide the space. Any images you see are renders as planned by the developer, which you can now compare with the finished site.

A morning could start on the jogging trail or in the gymnasium, then a swim and a few minutes in the jacuzzi. Children have a play area, and the cricket pitch and outdoor courts come alive after school and at weekends. The landscaped gardens are the quiet place for an evening walk.

For wet days there is a games room, and the AV room suits a film or a match with friends. Party areas take birthdays and family functions, and retail spaces inside the gate save a trip out for small needs. Ask the association how the clubhouse and cricket pitch are booked and what the monthly maintenance charge covers.
