Properties in Perungudi
About Perungudi
For anyone working in the office parks at the start of Old Mahabalipuram Road, flats in Perungudi cut the daily commute to a short hop. The locality is on the OMR corridor in south Chennai, and it holds one of the largest groups of IT campuses on that stretch. It is also much nearer the older city than the suburbs further down the road. That combination suits buyers who want a job-side home without moving to the far end of the corridor.
The housing here is apartments, and it leans premium. Brigade Residences is complete, with possession from October 2024, and has 298 homes on about 5 acres. Its listed unit is a 3 BHK with three bathrooms in the Zenith tower, priced at about Rs. 2.39 Crore. Casagrand Avenuepark is under construction on about 4.02 acres with 209 homes. It offers 2 BHK, 3 BHK and 4 BHK layouts in Superior and Pinnacle series, but no price has been published. If you need a home now, the Brigade tower is the ready option; if you can wait, ask Casagrand for its schedule and cost sheet.
Getting around revolves around OMR itself, which links Perungudi to the offices on either side and to the rest of the corridor. Because the IT parks are close, many residents can avoid long drives altogether. Still, time your trip to work at peak hour before you decide, since OMR traffic varies a great deal through the day.
There are trade-offs worth weighing. A lake lies within the locality, and Chennai's main landfill is on its western side. Visit at different times of day and check wind direction, smell and drainage around any building you shortlist. Ask how the project handles flooding during the monsoon, and look at the plinth height of the ground floor. For Avenuepark, confirm the TNRERA registration and the promised handover date before paying anything. For Brigade Residences, ask about association charges, parking allotment and the date of the occupancy certificate. Comparing price per square foot across the two projects, rather than headline figures, gives a fairer picture.
