Buildiko Spring Woods Villas stands on Bagalur Road in Sarjapura, pincode 562125, at the south-eastern edge of Bengaluru. The developer describes Sarjapura as the town where Sarjapur Road ends, with its own schools, hospitals and shops. That is the important point: this is beyond the stretch of Sarjapur Road that most people picture, in a town with its own centre rather than a suburb of the city.

Your commute runs back up Sarjapur Road in the direction of the Outer Ring Road, or across to Whitefield, and no distances have been published for either. Drive both at the hour you would actually leave, then again at the hour you would come home. The length of that trip decides whether a villa here is a daily home or a weekend one.

Day to day, Sarjapura town covers the grocery run, the pharmacy and the school drop, according to the developer. Walk from the gate to the nearest shops and bus stop to see whether that is a five-minute stroll or a drive. Ask about water supply and the state of Bagalur Road in the rains, since a villa at the edge of town depends on both more than a city flat does.

Buildiko Spring Woods Villas publishes two villa plans, both with four bedrooms and both quoted as built-up area. The smaller is about 2,655 sq ft and the larger about 3,389 sq ft. Carpet areas and plot sizes have not been released, and in a villa the plot is a large part of the value, so ask for the plot dimensions and the built-up split by floor for each plan.

Starting prices are Rs. 2.50 Crore for the smaller villa and Rs. 3.12 Crore for the larger, which is about Rs. 9,400 and Rs. 9,200 per sq ft on built-up area. Only starting figures are published; corner plots, wider frontages and villas facing the mini forest will cost more, so ask for a unit-wise price list.

What you pay on top depends on the status of your villa. One with a completion certificate carries no GST; one still being built carries GST on the construction portion, not on the land. Stamp duty and registration apply to every purchase. Ask for a cost sheet that lists:

• Land cost and construction cost as separate lines
• Base rate per sq ft and the area it is charged on
• Premiums for corner, size or facing of the plot
• Car parking within the villa and any visitor bays
• Clubhouse fee and maintenance deposit
• GST as its own line, if your villa is under construction
• Stamp duty and registration on the full consideration

Buildiko Spring Woods Villas has no RERA registration number published by the developer yet. Ask Buildiko Ventures for it and look it up on the Karnataka RERA website (rera.karnataka.gov.in) before you pay a booking amount. The entry carries the promoter's declared completion date, which is the cleanest way to settle the gap between a ready-to-move label and handover from October 2027.

A villa is land plus a building, so the land papers come first. Ask for:

• The conversion order that allows residential use of the 6.75 acres
• The layout approval from the planning authority
• The release order for the plot your villa stands on
• Title documents and an encumbrance certificate for the land
• The sanctioned plan for your villa, floor by floor

If your villa is finished, add the completion certificate, the khata and the latest tax receipt, and expect to register a sale deed. If it is still being built, ask for an agreement for sale that fixes the handover date and ties payments to construction milestones. Get the date the completion certificate will be applied for in writing. At handover, register the sale deed, pay stamp duty and registration, and have the khata transferred to your name before the final instalment.

Buildiko Spring Woods Villas lays out 103 villas, each rising up to three levels, on 6.75 acres, with a landscaped mini forest as the green heart of the plan. The developer has not published the share of the site kept open or the plot sizes, so ask for the sanctioned layout and find the villa you are offered on it. Where it stands, which way it faces and what borders it matter more in a villa scheme than in a tower. Any images you are shown are renders as planned by the developer until you walk the finished plot.

A morning could begin on the jogging and skating track that loops the site, move to the yoga pavilion and end at the gymnasium or the health club. The swimming pool is the weekend anchor, and the badminton courts get busy in the evenings. Children have their own play area and the mini forest to explore.

Rainy days move indoors to the games zone, and family functions take over the multipurpose hall at the clubhouse. The amphitheatre is where the community gathers for festivals. Given that handover runs to October 2027, ask which of these are open today and which follow the last villa. A clubhouse you pay for at booking but cannot use for two years is a real cost.
