Casagrand Amethyst has its address on Elcot Avenue, Sholinganallur, Chennai 600119. The developer has not published distances to offices, stations, schools or hospitals, so none are quoted here. Because the homes have been lived in since March 2022, you can test the area as it is rather than as a brochure describes it.

Start with the trip you will make most often. Drive from the gate to your office at your usual hour and time the return in the evening rush. If you have children, do the school run once on a working day. Note how far you walk for milk, vegetables and medicines, and whether an auto or cab stand is close by.

In a building of seven floors, the road outside shapes your day more than any view does. Visit on a weekday morning and again after dark to hear the traffic and see how the stretch is lit. Ask residents about water supply, power cuts and how the approach road copes after heavy rain. Check which side of each block faces the road, since noise and light differ between the two.

Casagrand Amethyst has only one home type, a three-bedroom flat with three toilets. Seven plans were built, at about 1,955, 1,974, 1,985, 2,017, 2,096, 2,111 and 2,180 sq ft of built-up area. Carpet areas have not been published. A larger figure does not always mean a larger room, so lay the drawings side by side and check where the extra space went.

The developer has sold every flat, so there is no price list today. Resale prices are set by each owner and depend on the plan, floor, facing and condition. In a seven-floor block the gap between a low and a high floor is smaller than in a tower, but outlook and road noise still differ, so price the specific unit.

A completed home with its occupancy certificate carries no GST. Stamp duty and registration apply to the sale value. Before you agree a figure, get these in writing:

• The agreed price and the fittings included
• Built-up area and undivided land share from the seller's deed
• Number of car parks that transfer with the flat
• Pending maintenance and any association transfer fee
• Stamp duty and registration on the full sale value

Casagrand Amethyst has no RERA registration number on record yet. Ask the seller or Casagrand for it and search it on the Tamil Nadu RERA portal (TNRERA) before you pay an advance. The entry confirms the promoter, the approved plan and the declared completion.

On a resale you deal with an individual owner, so ask them for:

• Their registered sale deed and the parent title documents
• An encumbrance certificate for recent years
• The completion or occupancy certificate for the block
• The approved building plan showing the flat
• Patta or the property tax assessment in the seller's name, with the latest receipt
• A no-dues letter from the owners' association

If the seller still has a home loan, the bank holds the original deed. Agree in writing how the loan will be closed and when the originals will be released, ideally on the day of registration. After the sale deed is registered in your name, transfer the property tax account, the electricity connection and the association membership.

Casagrand Amethyst is two blocks of seven floors on one acre, so nothing inside the gate is far from your door. The developer has not published the share of land left open; walk the grounds and see how the blocks, gardens and clubhouse divide the plot. Pictures in a sales kit are renders as planned by the developer, so compare them with what stands today.

An early start might mean the yoga deck, a few rounds of the jogging and skating trail, then the gymnasium. After school, children have a play area and the outdoor courts, and the indoor games room covers a wet afternoon. The swimming pool is there for a swim before dinner.

For slower days there is a spa and sauna, and the landscaped gardens for a walk. Birthdays and small gatherings go to the party area, while the outdoor theatre and the AV room suit a film night with neighbours. With 163 households sharing all of this, ask the association what the monthly maintenance charge is and how often the pool and gym equipment are serviced.
