If you work anywhere along Chennai's Old Mahabalipuram Road, flats in Sholinganallur put you close to the middle of it. The locality lies about halfway along the IT corridor, around a lake and a busy junction. Older village streets mix with new towers here. Office clusters surround it, with Perungudi and Thoraipakkam to the north and the SIPCOT parks further south, and that job base drives demand.

Most of what we list is apartments, with a few villa and plotted projects, and nearly all of it is finished. Two and three bedroom homes are the most common. Prices run from about Rs. 30.3 Lakhs at Casagrand First City to about Rs. 1.16 Crore at Casagrand Amethyst. Prestige Courtyards and DRA D'Elite start from about Rs. 65 Lakhs, and CasaGrand Royale from about Rs. 78.6 Lakhs. If you want land, TVH Bloom Plots starts near Rs. 42 Lakhs. Casagrand is the most active builder in the locality, while CasaGrand Hola Chennai is still under construction with possession quoted from August 2028.

The corridor road is your main route, north towards the city and south towards SIPCOT. The bigger change is Metro Phase 2 Corridor 3, planned from Madhavaram to SIPCOT along this road, with sections expected to open in stages from 2026. Once it runs, commutes along OMR should rely less on the road. Until then, drive your route at peak hour before you decide.

Weigh a few trade-offs. The junction gets congested, and metro construction adds disruption for now. Low-lying land near a lake deserves a question about drainage during the monsoon. For a finished flat, ask for the occupancy certificate and check the unit in person. For under-construction homes, look up the registration and completion date on the TNRERA portal. Ask for a full cost sheet covering parking, maintenance and registration before you pay a booking amount.
