Casagrand Aquagrove

Casagrand Aquagrove fronts Puzhal Ambattur Main Road in Madhavaram, in the north-west of Chennai. The developer lists the neighbourhoods it is meant to serve: Puzhal, Redhills, Surapet, Ambattur, Avadi, Padi, Korattur, Kolathur, Villivakkam and Perambur. No distances or travel times to offices, schools, hospitals or stations have been published, so none are quoted here.

That list is useful mainly as a map of where your day might take you. If you work in the Ambattur industrial belt or have family in Perambur or Kolathur, time the drive from the site at your usual hour, then the return in the evening. Do the same for a school or college run, and check whether buses on the main road cover your route.

With 544 homes and three tall towers, the gate onto the main road will be busy at peak hours once residents move in. Visit on a weekday morning and in the evening to judge the traffic and the noise. Ask which tower is nearest the road, since that changes both the sound in your flat and the view. Note where daily shopping and a clinic are within a short ride.

Casagrand Aquagrove offers three layouts, each in one size of built-up area. The 2 BHK is about 1,307 sq ft from Rs. 1.04 Crore. The 3 BHK is about 1,760 sq ft, listed from Rs. 1.40 Crore to Rs. 1.62 Crore. The 4 BHK is about 2,581 sq ft from Rs. 2.12 Crore. Carpet areas have not been published, so ask for them.

On those figures the 2 BHK and 3 BHK work out to about Rs. 7,950 per sq ft and the 4 BHK to about Rs. 8,200. A lower rate, about Rs. 6,600 per sq ft for the smaller homes and about Rs. 7,050 for the 4 BHK, is also being quoted. The two sets do not reconcile, so ask which area the rate is charged on.

GST applies to the construction portion because the homes are being built; stamp duty and registration apply too. Ask for a cost sheet that shows:

• Rate per sq ft and the area it is charged on
• Floor-rise charge, given towers of 26 and 28 floors
• Car parking and the number of bays included
• Clubhouse membership, maintenance deposit and corpus fund
• GST as a separate line
• Stamp duty and registration on the full value

Casagrand Aquagrove is registered as TNRERA/29/BLG/0183/2026. Look it up on the Tamil Nadu RERA portal (TNRERA) before you pay a booking amount. The entry shows the declared completion date, which is the nearest thing to a possession date until Casagrand publishes one, along with the approved plans and quarterly progress.

At this stage you are buying a home that does not yet exist, so the paperwork is your protection. Ask for:

• The RERA certificate and the declared completion date for your tower
• Building plan approval for all three towers
• Title documents and an encumbrance certificate for the 6.7 acres
• A draft agreement for sale with the handover date and delay penalty
• The stage-linked payment schedule for your tower
• Your bank's approval of the project, if you are taking a loan

At handover, ask for the completion certificate for your tower before you pay the final instalment. Then register the sale deed and transfer the property tax account and the electricity connection into your name.

Casagrand Aquagrove is planned as three towers on 6.7 acres, two of 26 floors above ground and one of 28, around about 15,500 sq ft of clubhouse space and a pool covering about 9,000 sq ft. The developer has not published the share of land kept open. Any images you see are renders as planned by the developer, so ask for the sanctioned site plan and find your tower on it.

A weekday might start on the yoga deck or the jogging track, with the fitness centre for those who prefer weights. Children get play areas of their own, and older ones can use the basketball courts. The pool, at that size, can take proper laps rather than a quick dip.

Weekends could mean a walk through the themed gardens or a family function in the multipurpose hall. The developer says the project will carry more than 95 amenities in all; ask for the full list and a date for each. Facilities in a project this size usually open in stages, so find out which will be ready when your tower is handed over and how many families will share them.
