North Chennai has trailed the south for decades, and Madhavaram is where that could change first. The suburb is best known for its milk colony and for its place on the road to Andhra Pradesh, and for years it served freight and transport more than housing. Now it is the northern end of Metro Phase 2 Corridor 3, which runs all the way to SIPCOT on OMR. A major bus terminus is also planned alongside the station, which is why buyers are now weighing flats in Madhavaram.

Every listing here is an apartment, and many are still being built. CasaGrand Northern Star is complete, with 2 and 3 BHK homes from about Rs. 53 Lakhs and possession from March 2021. Radiance Suprema is also finished, listed from about Rs. 74.71 Lakhs. Prestige Palm Court is a new launch on 7.98 acres, with homes from 1 BHK up to penthouses, listed from about Rs. 70 Lakhs and due in December 2030. Radiance Solitaire is ongoing with a June 2028 date, and Urbanrise The Lakes Edge is building 2 and 3 BHK homes on 5 acres.

Getting around will hinge on the metro. Once Corridor 3 opens, it links Madhavaram with the south of the city and the OMR job belt. Until then, you rely on the road network, including the road north towards Andhra Pradesh. Ask for the expected metro opening date and treat it as a hope, not a promise.

The trade-offs follow from the area's history. A logistics hub brings trucks and heavy traffic, so check your approach road at busy hours. Several projects have possession dates years away, so plan for a long wait while you pay in stages. Look up each ongoing project on the TNRERA portal and compare the registered date with the brochure. For finished homes, ask for the completion certificate and the association's statement of dues. Ask how water reaches the building and what the monthly maintenance covers.

If you work in the north or plan to use the metro, the timing may suit you well. If you need the south daily today, count the road commute honestly.
