Casagrand Cloud9 stands in the Tamil Nadu Housing Board (TNHB) area of Sholinganallur, pincode 600119, in the south of Chennai. Sholinganallur is on Old Mahabalipuram Road, the stretch where many of the city's technology firms keep their offices. For a large share of buyers, the working day starts with a short drive or a cab ride rather than a cross-city commute.

Weekend and school runs follow the same road. The developer names Siruseri further along the corridor and Velachery towards the city as places you reach by road. It also says schools, hospitals and malls are found in and around Sholinganallur, but publishes no distances and names no institutions, so treat these as directions rather than promises.

Before you book, do the trip yourself. Drive from the gate to your office at the hour you would actually leave, and again on the way home, because OMR traffic changes a great deal between morning and evening. Check the nearest school your children would attend, the closest hospital with an emergency ward, and where you would buy groceries on a weekday night. Since the homes are finished, you can also stand on the balcony of the flat you like and judge noise and light first-hand.

Casagrand Cloud9 lets you choose from four layouts, all quoted as built-up area. Two bedrooms: roughly 1,385 sq ft, opening at Rs. 81.7 Lakhs. Three bedrooms: roughly 1,986 sq ft, opening at Rs. 1.17 Crore. Four bedrooms: roughly 2,366 sq ft, opening at Rs. 1.39 Crore. All three carry the Elite label. The floor villa, a four-bedroom home of about 3,603 sq ft, starts at Rs. 2.3 Crore.

On those starting figures the flats all work out to roughly Rs. 5,900 per sq ft, while the floor villa comes to about Rs. 6,400. The prices are marked as starting points, so floor, facing and parking will move the final number. Carpet areas have not been published; ask for them, since they tell you how much usable room you get.

The project is complete, so no GST applies to a flat that already has its occupancy certificate. Stamp duty and registration are payable on every purchase. Ask for a cost sheet that lists:

• Base price for the exact unit and floor
• Car park charges
• Clubhouse and corpus fund amounts
• Maintenance deposit and the monthly charge
• Electricity and water connection charges
• Stamp duty and registration at current Tamil Nadu rates

Casagrand Cloud9 has no RERA registration number on record yet. Ask Casagrand for it and look it up on the Tamil Nadu RERA portal (rera.tn.gov.in) before you pay a token amount. The entry shows the promoter's declared completion date and the approved plan, which helps you confirm that the flats are genuinely finished.

Because handover began in September 2025, this is the purchase of a completed home, and the paperwork differs from an under-construction booking. Ask to see:

• The completion or occupancy certificate for your block
• The sanctioned building plan that shows your unit
• Title documents and an encumbrance certificate for the 4.87-acre site
• Patta details and the latest property tax receipt
• A draft sale deed, since a finished home registers on a sale deed

If you are buying from an existing owner rather than the developer, add the previous sale deed, a no-dues letter from the residents' association and proof that maintenance is paid up. At handover, register the sale deed and have the tax records and the electricity connection moved into your name.

Casagrand Cloud9 has four blocks, the tallest at 19 floors, spread over 4.87 acres, with the shared spaces laid out for every resident. The developer has not published how much of the land is left open, so ask for the approved site plan and see where the blocks, the clubhouse and the gardens fall. Any images you see are as planned by the developer.

A weekday could start with a run on the jogging and skating trail or a session on the yoga and meditation deck. After work there is the gym, a swim in the pool, or time in the spa, sauna and jacuzzi. Outdoor sports courts give teenagers somewhere to play, and the indoor games room and audio-visual room cover wet evenings.

Families with young children get a play area and a day care on site, which helps if both parents commute along OMR. Weekends can use the landscaped gardens, the party lawn and the amphitheatre for birthdays and gatherings. Since the project is finished, walk through these spaces before you buy and check how they are kept, who runs them and what the monthly maintenance covers.
