Casagrand Elinor stands on Thalambur Link Road in Semmancheri, pincode 600130, within the Navalur area of Chennai. The developer names no landmark beyond the road and publishes no distances to offices, schools or hospitals. The picture of daily life has to come from your own visits.

That is easier here than at most projects, because the flats are finished and people already live in them. You can stand at the gate at 8.30 in the morning and see how quickly traffic moves on the link road. You can also ask residents how long their commute takes and where they shop.

Plan two trips before you book. On a weekday, drive to your office at the hour you would actually leave, and time the return in the evening. On a weekend, find the school your children would attend, the nearest hospital with an emergency ward, and a grocery store you would use every week. Walk the stretch of road outside the gate after dark to judge lighting and noise, and check whether it floods after heavy rain.

Casagrand Elinor gives you two layouts to choose between, both quoted as built-up area. The two-bedroom Elite home is roughly 1,109 sq ft and opens at Rs. 42.1 Lakhs. The three-bedroom Elite home is roughly 1,531 sq ft and opens at Rs. 58.1 Lakhs. Carpet areas have not been published; ask for them before you compare this project with others.

Each layout works out to about Rs. 3,800 per sq ft at its starting price. The extra 420 sq ft or so in the three-bedroom home costs about Rs. 16 Lakhs more. Floor, facing and whether the flat is on a corner can all push the final number above the opening figure, so ask for the price of the exact unit.

The project is completed, so a flat with its completion certificate carries no GST. Stamp duty and registration are payable on every purchase. Ask for a cost sheet that lists:

• Base price for your exact unit and floor
• Floor-rise or preferred-location charges
• Car park charges
• Clubhouse fee, corpus fund and maintenance deposit
• Electricity and water connection charges
• Stamp duty and registration at current Tamil Nadu rates

Casagrand Elinor is registered with Tamil Nadu RERA as TN/01/Building/0163/2023. Look it up on TNRERA (rera.tn.gov.in) before you pay a token amount. Check that the promoter, the number of homes and the declared completion date match what you are told at the site office.

Because handover began in July 2025, you are buying a finished flat. Ask to see:

• The completion or occupancy certificate for your block
• The approved building plan showing your flat
• Title documents and an encumbrance certificate for the 5-acre site
• A statement of the undivided share of land that comes with your flat
• A draft sale deed, since a finished flat registers on a sale deed

If you use a home loan, your bank will run its own legal check; ask for a copy of its report. At registration, sign the sale deed and collect the keys only after the unit has been inspected. Then transfer the property tax, electricity connection and association membership into your name, and keep the maintenance receipts from the first month.

Casagrand Elinor has 548 homes on 5 acres, in buildings that rise to 19 floors, with the shared facilities arranged around them. The developer has not published the share of open space. Ask for the approved site plan to see where your block lies relative to the clubhouse and gardens, and treat any images as planned by the developer.

A weekday could start on the jogging track or at the outdoor gym, with the indoor gym for rainy mornings. Parents can drop young children at the day care, and older ones can use the learning centre and the library after school. If you work from home, the co-working space and the cafe give you a desk outside the flat. The convenience store saves a trip for milk and bread.

Evenings bring the swimming pool and the kids' pool, the sauna and the jacuzzi, and the multipurpose sports court. Children have a play area and a skating rink, and the pet park suits dog owners. Weekends can use the aroma garden, the party lawn, the barbecue corner, the amphitheatre, the mini theatre and the banquet hall. An association room gives residents a place to meet.
