Casagrand Estilo stands on the Abdul Kalam Nagar side of Periyar Nagar in Pallavaram, off Thirumal Nagar 2nd Street, pincode 600044. Pallavaram is a settled residential part of south Chennai, so markets, schools and hospitals are already around you rather than promised for later.

Travel is the area's strength. By the developer's account, the city airport lies near Pallavaram, GST Road crosses the locality, and a suburban train station serves it. For frequent flyers, and for anyone working along GST Road, that can mean short daily trips. The developer publishes no distances, though, so measure them yourself.

Drive from the gate to your office at the time you would really leave, and again on the way home. Try the walk or auto ride to the railway station, and check how long the airport run takes at a busy hour. Stand in the flat you like and listen for aircraft noise at different times of day, since being near an airport cuts both ways. On a weekend, find your nearest school, hospital and weekly market.

Casagrand Estilo lets you choose from three plans, each with a bathroom for every bedroom, all quoted as built-up area. Two bedrooms and two bathrooms take roughly 1,308 sq ft, opening at Rs. 79 Lakhs. Three of each take roughly 1,598 sq ft, opening at Rs. 95 Lakhs. Four of each take roughly 2,512 sq ft, opening at Rs. 1.51 Crore.

That comes to about Rs. 6,000 per sq ft for the smallest and largest homes and about Rs. 5,900 for the middle one. Floor and facing will move the final number, and carpet areas have not been published, so ask for both.

GST depends on the completion certificate: none on a flat in a finished tower, payable on one still being completed. Stamp duty and registration apply either way. Ask for a cost sheet that lists:

• Base price for the exact flat and floor
• Whether the tower has its completion certificate
• Car park charges
• Clubhouse fee, corpus fund and maintenance deposit
• GST, if any, with stamp duty and registration shown separately

Casagrand Estilo has no RERA registration number on record yet. Ask Casagrand for it and look it up on TNRERA (rera.tn.gov.in) before you pay a token. The entry carries the promoter's declared completion date, the simplest way to reconcile the ready-to-move label with possession from October 2026.

If your tower already holds its completion certificate, ask for:

• The completion or occupancy certificate for the tower
• The approved building plan showing your flat
• Title documents and an encumbrance certificate for the 3.5 acres
• A statement of the undivided share of land with your flat
• A draft sale deed, since a finished flat registers on a sale deed

If the tower is still being finished, the purchase is an under-construction one. Then ask for the RERA certificate, the approved plan and an agreement for sale that states the handover date and the payment schedule. At handover, register the sale deed in your name and transfer the property tax and electricity connection to yourself.

Casagrand Estilo has two five-floor towers on 3.5 acres, home to 202 households, laid out around a garden plaza at the centre. The developer has not published the share of open space. Ask for the approved site plan to see how the towers, the clubhouse and the gardens divide the land. Images are as planned by the developer.

A morning could start on the jogging track around the landscaped gardens, then the gym before work. Parents can leave toddlers at the creche, and older children have a play area outdoors and an indoor play area for hot afternoons. The multipurpose sports courts suit evening games.

After work there is the swimming pool and the clubhouse, and the mini theatre with its audio-visual room covers a family film night. The multipurpose party area handles birthdays, and the central plaza gives neighbours a place to meet. Retail spaces on site should help with small daily needs. Since the project is labelled ready, ask to walk these spaces, see how finished they are, and find out what the monthly maintenance will cover.
