Casagrand Evon stands at Ruby Block, Kompally, pincode 500100, in the north of Hyderabad. Kompally grew up along the highway that leads north from Secunderabad toward Medchal, so most of your daily trips will start on that road.

Suchitra and Bowenpally are reached by road, and Secunderabad lies south along the same highway. The developer has not published distances or drive times, so we do not quote any. Drive to your office at your usual hour, then make the return trip in the evening rush.

Kompally already has its own schools, colleges and hospitals. Restaurants and daily shopping line the main road, so many errands will be a short drive. If you have children, time the school run from the site before you book.

With 577 homes sharing one site, the gate will be busy at peak hours. Look at how the approach road joins the highway, ask how many entries the site has, and check the number of parking bays that come with your flat.

Casagrand Evon offers two plans, both quoted as built-up area. Three bedrooms give you roughly 1,990 sq ft; four bedrooms give you roughly 2,929 sq ft. Carpet areas have not been published, so ask for them and compare them with other projects on that basis.

The 3 BHK starts at Rs. 1.50 Crore and the 4 BHK at Rs. 2.2 Crore, both about Rs. 7,500 per sq ft. GST applies because the flats are under construction, and stamp duty and registration come on top.

Ask for a cost sheet for your chosen flat that shows:

• The base rate and the area it is charged on
• Floor-rise and facing charges
• Car parking and the number of bays
• Clubhouse fee, maintenance advance and corpus fund
• GST on its own line
• The construction-linked payment schedule

The backup for each flat is limited: 500 W for a 3 BHK and 650 W for a 4 BHK. If you want more, ask whether a higher load can be bought and at what cost.

Casagrand Evon has no RERA registration number published so far. Ask Casagrand for it, and check the entry on the Telangana RERA portal (TS-RERA) before you pay anything. The entry lists the approved plan, the number of homes and the declared completion date.

During construction, ask for:

• The RERA registration certificate
• The building permission and sanctioned plan showing your tower and floor
• Title deeds and an encumbrance certificate for the 6.8 acres
• A draft agreement for sale with the handover date and delay compensation
• The banks that have approved the project for home loans

The promoter files progress updates on the RERA portal every quarter. Check them against each demand letter before paying the next instalment.

When your tower is finished, ask to see its occupancy certificate before you take the keys. Then register the sale deed, and move the property tax account and the electricity meter into your name. Keep every receipt from the building years in one file.

Casagrand Evon has two towers of 11 floors sharing 6.8 acres, which leaves room for themed gardens around a clubhouse and pool. The developer has not published the open-space share, so ask for the site plan. Every image is a render as planned by the developer, since the towers are still being built.

A morning here might begin on the meditation and yoga decks, or on the jogging track. Then there is the gym or the pool. Children can learn to skate on the skating track, and the youngest have a play area and a creche.

Dog owners get a pet park, and the themed gardens give everyone a place for an evening walk. When the weather is good, the rooftop barbecue and lounge area is the spot for a weekend meal with friends.

Rainy days move indoors, to the games room or a film in the mini theatre, and birthdays go to the multipurpose party hall. Ask which facilities open with the first tower and what the maintenance charge per sq ft is expected to be.
