Go from the gate to your workplace at the time you would leave each morning, then come back in the evening rush. Ask the seller, and a couple of neighbours if you can, how the daily routine works. Which school do their children attend and how long is the run? Where do they shop for groceries? Which hospital do they use in an emergency? Residents who have lived here since 2022 know the answers better than any brochure.

Also check whether the home you are looking at faces the road or the inside of the campus. On a 7.22-acre site with only 120 homes, the inner units are usually quieter.

Both types are sold out with Casagrand, so there is no developer price to quote. Resale prices depend on the floor, the facing, the condition of the home and what the owner paid. Compare several listings in the project before you make an offer, and look at recent registered sales in Navalur for a fair range.

No GST applies to a completed home with its occupancy certificate. You pay stamp duty and registration on the sale value. Before you agree a price, ask the seller for:

• The registered sale deed and the carpet area stated in it
• Number of car parking bays that come with the home
• Latest maintenance bill and any sinking-fund dues
• Property tax receipts up to date
• Any loan still running on the home, and the bank's closure letter
• Details of fittings or furniture included in the price

Casagrand Grandio has no RERA registration number published so far. Ask the seller or the developer for it and check it on the TNRERA website. For a home that has been handed over since 2022, the key papers are the ones that prove the building is legal and the seller owns the home.

Ask the seller for:

• The occupancy certificate for the block
• The approved building plan showing the home
• The seller's registered sale deed and the earlier title chain
• A recent encumbrance certificate for the home
• Property tax assessment and paid receipts in the seller's name
• A no-dues letter from the residents' association

If the seller still has a home loan, the bank holds the original deed. Arrange for the loan to be closed at registration and collect the original documents with the bank's release letter. Your own lender, if you take one, will run a legal check on the same papers.

At registration, the sale deed moves ownership to you. Afterwards, transfer the property tax, the electricity connection and the association membership into your name.

Casagrand Grandio has 120 homes on 7.22 acres, so the layout leaves plenty of ground between buildings. The listing shows one floor for the blocks, which suggests low-rise buildings, so confirm the actual height on your visit. Images are renders as planned by the developer, but here you can compare them with what was built.

A morning might start on the jogging and cycling trail, followed by a stretch on the yoga lawn or a walk on the reflexology path. The gymnasium and the swimming pool with its jacuzzi are in the club, along with an indoor games room.

Children have a play area and multipurpose courts to use after school. The mini theatre works for a family film night, and the party area handles birthdays and small functions. Retail spaces on the campus cover some daily needs without a drive, and landscaped gardens tie the grounds together.

Since everything has been in use since 2022, look closely at the condition. Check whether the pool water is clear, whether the gym equipment works and whether the gardens are kept. Ask the association for its latest accounts. A well-run club says more about daily life here than the original amenity list.
