The flats and the floor villa work out between about Rs. 4,800 and Rs. 5,100 per sq ft. The villa is about Rs. 8,000, which likely reflects its own land, so ask for the plot area.

As construction is ongoing, GST applies on the construction portion. Stamp duty and registration are extra. Ask for a cost sheet with:

At this stage, ask for:

• The RERA certificate covering your block or villa
• The sanctioned building or layout plan with your home marked
• Title documents and an encumbrance certificate for the land
• A draft agreement for sale with the August 2028 handover date and a delay penalty
• The payment plan linked to construction stages
• For a villa, the plot area and undivided land share in writing

Pay each instalment only when the stage it covers is visible on site. A lender's legal review of the same file gives you a second check.

At handover, collect the occupancy certificate and register the sale deed in your name. Then move the property tax and electricity accounts over.

CasaGrand Hola Chennai places 13 blocks, none above nine floors, and a villa section on 30 acres. Over 8 acres of it is given to gardens. Images are renders as planned by the developer, so ask which parts are built and which are still drawings.

At the centre is a clubhouse spread over 1.7 acres. A morning could start on the long jogging track, then move to the gymnasium or the deck used for yoga, aerobics and meditation. The swimming pool is there for a swim before the office run.

Children have a play area, and older ones can join games on the several sports courts. For rainy days and film nights there is a mini theatre, an AV room and indoor games. Birthdays and festivals go to the multipurpose party areas.

Daily errands get easier because the plan puts shops, an ATM and a clinic inside the community. That matters in a large campus where the gate may be a fair walk from your block.

Ask which facilities will be ready by August 2028 and which follow later. Ask how the club will be run for so many households, and what the maintenance charge will be for a flat and for a villa.
