Casagrand Laurels stands at Karanai, a pocket inside the wider Navalur area on the southern side of Chennai. The developer has not published a street address, a pincode or distances to offices, schools or hospitals, so none are quoted here. Treat that as a task rather than a gap, because the answers are easy to get on a visit.

Start by asking for the exact plot on a map. Casagrand has other projects in and around Navalur, and a pin on the right site saves you from judging the wrong street. Then drive from the site to your workplace on a weekday morning and come back in the evening rush, because that is the trip you will repeat for years.

A five-bedroom home often means several drivers and several cars. Ask how many covered parking bays come with each floor villa, where visitors park, and how the basement ramp meets the approach road. Walk the lanes around the plot as well, and check the street lighting, drainage after rain and the distance to the nearest daily shops.

Casagrand Laurels offers one configuration: a 5 BHK floor villa of about 3,628 to 3,638 sq ft of built-up area. The developer has not published the carpet area or the bathroom count, so ask for both, along with a plan that gives each room's dimensions. With every home the same size, what separates one unit from another is its floor, its facing and its outlook.

The starting price is Rs. 2.3 Crore. Divided by the smaller size, that is about Rs. 6,300 per sq ft. No floor-wise price list has been published, and in a 13-floor tower the gap between a low and a high floor can be large.

This is an under-construction purchase, so GST applies on top of the agreed price, and stamp duty and registration are payable as well. Payments follow construction stages, so tie each one to work you can see on site. Ask for a cost sheet that lists:

• Base price and the area it is charged on
• Floor-rise and facing premiums
• Car parking bays and their charge
• Clubhouse, corpus and maintenance deposits
• GST as a separate line
• Stamp duty and registration on the sale value

Casagrand Laurels is registered with the Tamil Nadu real estate regulator under TN/35/Building/027/2024. Search that number on the TNRERA portal (rera.tn.gov.in). Compare the entry with what the sales team tells you: the promoter's name, the registered number of homes and the declared completion date. That completion date is the one to hold the developer to.

Before you pay a booking amount, ask for:

• The RERA registration certificate
• The approved building plan showing your floor
• Title documents and an encumbrance certificate for the 3-acre land
• The draft agreement for sale, with the handover date and payment schedule
• A floor-wise statement of which homes are sold and which are open

At handover, the tower should hold its completion or occupancy certificate. You then register the sale deed in your name and have the patta and property tax records moved to you. Keep copies of every receipt from the booking onwards.

Casagrand Laurels is planned as one tower on 3 acres, with the rest of the ground given over to shared space. The developer has not published an open-space share, so ask for the sanctioned site plan and see where the tower, the clubhouse and the courts fall. An early start could mean laps in the lap pool, then a session in the gym or the floor workout area, all around a clubhouse of 10,500 sq ft with indoor and terrace space. Younger children have their own pool, a creche and play areas, which frees parents for an hour. After school, the indoor sports court, table tennis, foosball, air hockey, board games and VR games keep older children busy.

Evenings can move outdoors, to the tennis court, the walking and jogging track, or the grass amphitheatre beside the water cascade and the sunken court. The mini theatre and the multipurpose hall take film nights and family functions. Practical extras include a car wash bay, an electric car charging bay and an ATM. Ask which of these will be open when your floor is handed over.
