Casagrand Linore opens onto Goparasanallur Main Road in Kattupakkam, pincode 600056. This is a quiet suburb on the western edge of Chennai, close to Porur, and most of your trips into the city will start by heading that way. Poonamallee is the other hub you can reach by road from here.

The developer has not published distances to offices, schools or hospitals, so none are quoted on this page. Kattupakkam and the suburbs around it have schools, clinics and daily shopping, which you can map on your first visit. Because the project is finished, you can judge the neighbourhood as it is today rather than as a brochure hopes it will be.

Do the drive that matters most to you. Leave from the site at your usual office hour on a weekday, note the time to work, and come back in the evening rush. Check how easily an autorickshaw or cab reaches the gate, where the nearest bus stop is, and whether the main road floods after heavy rain.

Casagrand Linore gives you a choice between three layouts, all quoted as built-up area. Rs. 71 Lakhs buys the 2 BHK of about 1,169 sq ft, roughly Rs. 6,100 per sq ft. For Rs. 95 Lakhs you get a 3 BHK of about 1,581 sq ft, close to Rs. 6,000 per sq ft. The 4 BHK, about 2,498 sq ft, is priced from Rs. 1.57 Crore, about Rs. 6,300 per sq ft.

Carpet areas have not been published, so ask for them with a room-by-room plan. Each price is a starting figure, and floor and facing can move the number. In a finished building you can compare two actual flats side by side, which is the best way to see what the difference buys you.

A home that already holds its completion certificate carries no GST. Stamp duty and registration are payable on every purchase. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Any floor or facing premium
• Car parking and the bays included
• Corpus fund and advance maintenance
• Stamp duty and registration on the sale value

Casagrand Linore has no RERA registration number published by the developer. Ask for it in writing and search it on the TNRERA portal (rera.tn.gov.in). If the answer is that no registration exists, ask why, and let a property lawyer decide whether the approvals below are enough on their own.

Because the homes are finished, you are buying a completed property, and the paperwork should already exist. Ask for:

• The completion or occupancy certificate for your block
• The approved building plan showing your flat
• Title documents and an encumbrance certificate for the 3-acre land
• A draft sale deed with the exact built-up and carpet areas
• Water, electricity and property tax connections in working order

At registration, the sale deed goes in your name, followed by the transfer of the patta and property tax records. Ask who runs the residents' association and what the monthly maintenance charge is, since that is a running cost from day one.

Casagrand Linore covers 3 acres, with 275 homes in buildings that rise no higher than five floors. Low-rise blocks mean shorter lift waits and a neighbourhood feel, with the shared facilities spread between them. The developer has not published an open-space share, so walk the grounds and ask for the approved site plan. Any renders you are shown are as planned by the developer.

A weekday might begin with a run on the jogging track or a class in the activity and yoga area, followed by the gymnasium or the swimming pool. The creche and the kids' play area take care of small children while parents work. Later, the sports courts and the indoor games area fill up once school is out.

The clubhouse is the social centre, with party areas for birthdays and a mini theatre for weekend films. A cafe and retail spaces inside the community save short trips for small errands, and the landscaped gardens give you somewhere to walk after dinner. Since the project is complete, ask which of these are running now and what the monthly maintenance covers.
