CasaGrand Mabelle Overview
CasaGrand Mabelle is a completed villa community by Casagrand at Puthur, near Selaiyur and Tiruvanchery in East Tambaram, south Chennai, with handovers from January 2024. Every home has three bedrooms and its own entrance, and you choose between a row villa and a standalone villa. Prices start at Rs. 1.09 Crore. It suits south Chennai buyers who would rather own a house than a flat.
The project is complete, and handovers have been running since January 2024. You are not buying a promise here. You can open the doors of the villa you want, check the finishing, and see how the community is being run before any money changes hands. Talk to a few owners who already live there about water supply, security and how quickly repairs get done.
The site covers 9.29 acres, with 194 villas arranged in 32 blocks. A row villa of about 1,500 sq ft is priced from Rs. 1.09 Crore, which is about Rs. 7,300 per sq ft. A standalone villa of about 3,206 sq ft is priced from Rs. 1.65 Crore, or about Rs. 5,100 per sq ft. That lower rate on the bigger home is unusual, so ask exactly what the 3,206 sq ft figure measures and how much land comes with each villa.
A row villa suits a family moving up from a flat who wants its own front door and a terrace, at a price close to a large apartment. The standalone villa suits a household that wants far more space and no shared walls. If your budget is under Rs. 1 Crore, or you need a fourth bedroom, look elsewhere. The same applies if you want a published RERA entry before you buy, since none has been given for this project.

About Chennai
Which side of Chennai should you buy on? For most people the honest answer is the side where they work. The city stretches along a flat coast on the Bay of Bengal, and the sea closes off any growth to the east. So new housing has pushed south and west instead, following jobs. If you are hunting for flats in Chennai, begin with your commute, then pick a zone, then a project.

CasaGrand Mabelle Amenities
Getting around from CasaGrand Mabelle
CasaGrand Mabelle has its postal address on Mappedu-Vengambakkam Road, Puthur, Tiruvanchery, Selaiyur, Chennai 600048. The area is grouped under East Tambaram, on the southern side of the city. For most errands and connections you will head towards Tambaram and Selaiyur, where schools, hospitals and markets are concentrated.
The Grand Southern Trunk Road runs through Tambaram and is your main link to the rest of Chennai. The developer has not published distances to offices, stations or schools, so none are quoted here. Because the villas are finished, you can test the real journey rather than trust a brochure estimate.
Drive from the gate to your workplace at the hour you would normally leave, then come back in the evening traffic. Note how long the stretch to Tambaram takes, where the nearest bus stop is, and whether cabs and autos come to the gate readily. Walk the road outside after dark too, since a suburban lane can feel different once the shops close, and check how the street drains in heavy rain.
Homes and prices at CasaGrand Mabelle
CasaGrand Mabelle gives every home three bedrooms. The row villa, joined to its neighbours at the sides, measures about 1,500 sq ft and is priced from Rs. 1.09 Crore, close to Rs. 7,300 per sq ft. The standalone villa, with no shared walls, measures about 3,206 sq ft and is priced from Rs. 1.65 Crore, close to Rs. 5,100 per sq ft.
A larger home at a lower rate usually means the two sizes are measured differently. Ask whether each figure is built-up area, and what plot area comes with each villa, since land drives the value of a house. Get the plot size, the built-up area and the carpet area written into the sale deed.
A finished villa that holds its completion certificate carries no GST. Stamp duty and registration are payable on every sale. Ask for a cost sheet that shows:
- Base price and whether it covers land and building
- Plot area and built-up area of your villa
- Car parking and any covered bay charge
- Corpus fund and advance maintenance
- Stamp duty and registration on the sale value
Paperwork and approvals for CasaGrand Mabelle
CasaGrand Mabelle has no RERA registration number published by the developer. Ask for it in writing and search it on the TNRERA portal (rera.tn.gov.in). If no registration exists, find out why, and let a property lawyer decide whether the approvals below are enough on their own.
A villa is land plus a house, so the title work matters more than it does for a flat. Before you pay an advance, ask for:
- The approved layout for the 9.29-acre site
- The approved building plan for your villa
- The completion certificate for your block
- Title documents and an encumbrance certificate for the land
- A draft sale deed stating plot area and built-up area
After registration, the sale deed is in your name. Then have the patta for your plot and the property tax records moved to you, along with the water and electricity accounts. Ask for the residents' association rules on extensions, since many villa owners want to add a room later.
Living at CasaGrand Mabelle
CasaGrand Mabelle holds 194 villas on 9.29 acres, grouped into 32 blocks, with row villas and standalone villas on the same site. You live at ground level with your own entrance, while the clubhouse and courts are shared by everyone. The site is built, so what you see on a walk is real rather than a render as planned by the developer.
The centre of the place is a clubhouse of 12,000 sq ft. A morning might start at the meditation and yoga area or in the gymnasium, followed by a swim and some time on the pool deck. Later, the jogging and skating track and the several sports courts draw both children and adults.
Younger children have a play area, and the indoor games room and AV room cover wet afternoons. The amphitheatre and the multipurpose area take community events and family gatherings. Retail spaces inside the gates cut down trips out for small needs. Ask what the monthly maintenance covers and which facilities are running today.
