Casagrand Moondance

Casagrand Moondance stands on 2nd Cross in Kambipura, part of Kumbalgodu, pincode 560074, where the south-western edge of Bengaluru meets the highway that runs on to Mysore. This is a growing edge rather than a settled suburb; the draw is land and price, and the trade-off is distance from the older parts of the city. Kengeri and Rajarajeshwari Nagar are the nearer established localities, a drive away.

For daily needs, Kengeri and Kumbalgodu between them have the schools, hospitals and shops, and a highway address means the drive out of town is quick even when the drive into town is not. The developer has not published distances or travel times to any office, station or school, so we quote none. Drive from the plot to your workplace at the hour you would really leave, and back again in the evening, before you book.

A community of 504 homes will send a lot of traffic through its gates onto a lane called 2nd Cross, and from there onto the highway. Look at how wide that lane is, where the gates open and how cars join the main road at peak hour. With possession three years off, ask what road improvements are planned around the site and who is responsible for them.

Casagrand Moondance lists sixteen plans, all quoted as built-up area, most of them distinguished by facing rather than layout; carpet areas are not published, so ask for them. The 1 BHK comes in about 883, 1,017 and 1,021 sq ft. The 2 BHK plans measure about 1,173 sq ft facing west and 1,175 or 1,180 sq ft facing north. The 3 BHK spans 1,643 sq ft to 1,863 sq ft across the four facings.

The three 1 BHK plans open at Rs. 67.82 Lakhs, Rs. 75.46 Lakhs and Rs. 77.47 Lakhs. The 2 BHKs begin at Rs. 96.82 Lakhs, Rs. 99.42 Lakhs and Rs. 97.28 Lakhs; the 1,175 sq ft plan costs more than the 1,180 sq ft one, so facing is being priced. The 3 BHKs run from Rs. 1.32 Crore for the smallest east-facing plan to Rs. 1.50 Crore for the largest south-facing ones, roughly Rs. 7,700 to Rs. 8,300 a sq ft.

GST is payable on the agreement value while the homes are under construction, and stamp duty and registration follow at the sale deed. Ask for the construction-linked schedule in writing, and a cost sheet that lists:

• Base price and the area it is charged on
• Facing and floor-rise premiums for your unit
• Car parking and the number of bays
• Clubhouse membership, maintenance deposit and corpus fund
• GST as its own line
• Stamp duty and registration

Casagrand Moondance does not yet have a RERA registration number published by the developer. For a project under construction, that is the first gap to close. Karnataka requires registration before a project is marketed, and the entry on rera.karnataka.gov.in holds the sanctioned plan, the promised completion date and the quarterly progress reports. Ask Casagrand for the number and check it yourself before paying a booking amount.

Before you sign, ask for:

• The RERA registration certificate
• The sanctioned building plan and the commencement certificate
• Title documents and an encumbrance certificate for the 8.6 acres
• The draft agreement for sale, with the carpet area, the facing and the handover date stated
• The construction-linked payment schedule
• A cost sheet showing GST, parking, deposits and registration separately

Two published figures need a written answer. The first is the possession date of December 2029 onwards, which the agreement should fix with a penalty for delay; the second is the tower height, since four floors cannot hold 504 homes. At handover, collect the occupancy certificate before registration, then take the sale deed, the khata transfer and the first tax receipt in your name.

Casagrand Moondance is pictured as 8.6 acres with three towers and the rest of the ground given to gardens, courts and water. The published facts say the towers rise four floors, which cannot hold 504 homes, so ask for the sanctioned plan and the real height before you go further. The developer has not published the share of the plot left open either. Every image you see between now and 2029 is a render as planned by the developer.

A morning could start in the aerobics and yoga room or the gymnasium, then move to a swim and a coffee in the pool lounge. The jogging and cycling track loops the site for anyone who prefers to be outdoors, and the multiple sports courts fill the evenings. Children have their own play areas, and the landscaped gardens are the shared green.

Weekends bring the spa and salon, the indoor games area, the amphitheatre and the mini theatre for a film with neighbours, and the multipurpose party area for birthdays and festivals. With 504 households, ask how the pool, the courts and the party space are sized and booked. Ask too which facilities will be ready on the day you move in as against after the last tower is handed over.
