CasaGrand Northern Star sits in Madhavaram, a long-settled residential part of north Chennai, pincode 600060. Perambur and Kolathur are the neighbouring areas you will hear named most often, and both are reached by road. The developer has not published distances to offices, stations, schools or hospitals, so we do not quote any here.

Because families have lived here since 2021, you can test the commute for real. Leave the gate at the hour you would leave for work and time the drive or bus ride to your office. Make the return trip in the evening rush too, since that is the one you will repeat every day.

Retail spaces are planned within the project, which may cover some daily errands without a trip out. For the rest, walk the streets around the site and see where the nearest grocery, pharmacy and clinic are. Ask people already living here how the approach road copes with rain and peak traffic, and whether autos and cabs come to the gate easily. Those answers will tell you more than any map.

CasaGrand Northern Star has nine layouts, all quoted as built-up area. The 2 BHK comes in about 1,126, 1,253 and 1,339 sq ft, listed at Rs. 53 Lakhs, Rs. 59 Lakhs and Rs. 65 Lakhs. The 3 BHK comes in about 1,536, 1,555, 1,604, 1,643, 1,785 and 1,791 sq ft, listed from Rs. 72 Lakhs up to Rs. 85 Lakhs. Carpet areas are not published.

On those figures the rate holds close to Rs. 4,700 per sq ft for every plan, so the price rises almost in step with size. Because the homes are finished, a flat with its completion certificate carries no GST. Stamp duty and registration apply to every purchase. Since these are listed rates in a completed building, ask which flats are unsold before you plan around a number.

Get a cost sheet that shows:

• Base price and the area it is charged on
• Floor-rise or facing charges, if any
• Car parking and the number of bays included
• Maintenance deposit and the first year's charges
• Stamp duty and registration on the full amount

CasaGrand Northern Star has no RERA registration number on public record. Ask the developer whether it was registered and look it up on the Tamil Nadu RERA (TNRERA) portal. Handover began in March 2021, so the documents issued at completion now matter as much as any registration.

Before you pay a booking amount, ask for:

• The completion or occupancy certificate for your block
• The approved building plan with your flat marked
• Title documents and a recent encumbrance certificate for the land
• A draft sale deed, since a finished home registers directly on one
• Property tax assessment details for the flat

If you are buying from an owner rather than the developer, add the seller's sale deed, a no-dues letter from the residents' association and the latest tax and electricity receipts. Have a property lawyer read the papers first. After registration, move the property tax and electricity accounts into your name.

CasaGrand Northern Star places two blocks of 13 floors on 4.05 acres, holding 382 homes. The developer has not published an open-space share. As the buildings are complete, walk the grounds and see how much land is left for gardens and play once the blocks and driveways are in.

A weekday here might begin on the jogging and skating track or in the gymnasium, then move to the conference room if you work from home. Children have their own play area and outdoor courts for the evening, while the swimming pool fills the hot afternoons. The games room is the fallback in the monsoon.

Weekends can centre on the clubhouse. Birthdays and gatherings go to the party areas, and the amphitheatre suits a residents' event or a show for the children. The landscaped gardens are the quiet corner for an evening walk. On your visit, check which facilities are open and in good repair, and ask the association what the monthly maintenance charge covers.
