CasaGrand Platinum Villas opens onto the Vandalur to Walajabad Main Road, close to Padappai, pincode 601301, on the south-western edge of Chennai. It is filed under Perungalathur, though the address itself is Padappai, so check the route from both. Vandalur and Tambaram are the nearby hubs reached by road. The developer has not published distances, so we do not quote any here.

This is suburban living, and most daily trips will start in a car or on a two-wheeler. Drive to your office at the hour you would leave on a weekday, and come back in the evening rush. If a family member takes the train, time the ride to the nearest station you would actually use.

Retail spaces are planned inside the community, which may cover some everyday shopping. For the rest, find the nearest grocery, pharmacy, clinic and school, and note how far each is. Ask people already living here about the main road at night, bus frequency and waterlogging in the monsoon. A few conversations at the gate are worth more than a map.

CasaGrand Platinum Villas was built in three home types, each quoted as built-up area. Row houses have three bedrooms in roughly 1,674 sq ft, priced from Rs. 98 Lakhs, close to Rs. 5,900 per sq ft. Villas add space, with three bedrooms in roughly 1,914 sq ft, priced from Rs. 1.21 Crore, close to Rs. 6,300 per sq ft. The 4 BHK villa of about 2,399 sq ft is sold out. Carpet areas and plot areas are not published.

For a villa, the land under the house is part of what you are paying for, so ask for the undivided share or plot area of each home. The figures above are starting prices; corner and park-facing homes usually cost more. Finished homes with a completion certificate carry no GST. Stamp duty and registration apply to every purchase.

Ask for a cost sheet that shows:

• Base price, built-up area and plot area
• Premiums for corner or park-facing homes
• Car parking included with the home
• Clubhouse fee and maintenance deposit
• Stamp duty and registration on the full value

CasaGrand Platinum Villas is missing a published RERA registration number. Ask Casagrand for it and check the entry on the Tamil Nadu RERA (TNRERA) portal before paying a booking amount. The entry will also show the land area and the declared completion date.

For a completed villa community, ask for:

• The completion certificate for your home
• The approved layout and building plan, with your home marked
• Title documents and a recent encumbrance certificate for the land
• The patta or land record for the plot under your home
• A draft sale deed covering the house and its share of land

Have a lawyer review the title chain and the sale deed before you pay. If your home is still being finished, sign an agreement for sale with the handover date and a penalty for delay instead. After registration, transfer the property tax assessment, electricity connection and water connection into your name.

CasaGrand Platinum Villas places 243 row houses and villas across 11 acres, with shared facilities that every household uses. The developer has not published an open-space share. As the homes are built, walk the internal roads and see how the houses, the clubhouse and the green areas divide the land.

A morning could begin on the jogging and cycling track, then move to the yoga plaza for a quiet session of meditation. Younger children can spend the day in the creche while parents work, then head to the kids' play area in the evening. The gymnasium and the swimming pool fit around office hours.

Weekends have more to choose from. The spa, sauna and jacuzzi offer an afternoon off, the outdoor courts take a game with neighbours, and the mini theatre and the indoor game area cover a wet day. Birthdays go to the party area. Retail spaces on site handle small errands. On your visit, ask which of these are open today and what the monthly maintenance charge will be.
