CasaGrand Royale stands on Model School Road, Extension, in Sholinganallur, Chennai 600119. Sholinganallur is one of the city's busiest residential and office areas, so daily needs and traffic both come with the territory. The developer has not published distances to offices, stations, schools or hospitals, and we do not quote any here.

Since the blocks have been occupied since late 2022, you can test the commute properly. Leave the gate at the hour you would leave on a weekday and time the trip to your office. Repeat it in the evening, because the return trip is often the slower one in this part of the city.

Walk Model School Road and the lanes around it after dark as well as in daylight. Note how long it takes to get an auto or a cab at the gate, where guests park, and how the entrance copes when school traffic peaks. Ask people who live here about waterlogging in the monsoon and power cuts. With 507 households sharing the road, those answers matter more than any map.

CasaGrand Royale was built in ten layouts, all quoted as built-up area. There are four 2 BHK plans of about 1,027, 1,038, 1,054 and 1,245 sq ft, and four 3 BHK plans of about 1,478, 1,515, 1,548 and 1,740 sq ft. The two 4 BHK plans are about 2,055 and 2,062 sq ft. Every home has a bathroom for each bedroom. Carpet areas were not published.

The developer marks every layout sold out, so the price is whatever you agree with the owner. Compare asking rates per sq ft across several flats, and weigh the block, the floor and the facing. A finished flat bought from an owner carries no GST, while stamp duty and registration apply to every purchase.

Before you make an offer, ask the seller for:

• The sale deed and the earlier title papers
• The carpet area as stated in the sale deed
• A no-dues letter from the residents' association
• The current maintenance charge and corpus position
• Recent property tax and electricity receipts
• The parking bay allotted and any loan closure letter

CasaGrand Royale has no RERA registration number on the published record. To see whether it was registered, search the Tamil Nadu RERA (TNRERA) portal by project and promoter name. Handover began in November 2022, so the papers issued at completion and those held by the seller now matter most.

Ask the seller, and where needed the association, for:

• The completion or occupancy certificate for the block
• The approved building plan with the flat marked
• The seller's sale deed and the parent documents
• A recent encumbrance certificate for the flat
• Property tax records and the latest receipt
• The association's membership transfer rules

Have a property lawyer check the title chain before you pay an advance. A lending bank's legal review is a useful second check. Once the sale is done, register the deed in your name and transfer the property tax, electricity and association membership.

CasaGrand Royale spreads 507 homes over four blocks of seven floors on 7.25 acres. The developer has not published an open-space share. As the site is finished, walk it and see how the blocks face each other, where the gardens and courts are, and which flats look onto open ground rather than another building.

A day here might begin on the jogging trail or the meditation deck, before a session in the gymnasium. Young children can spend working hours in the creche and the evening in the kids' play area. The outdoor courts take a game after office, and the swimming pool fills the hot afternoons.

Weekends have more to choose from. The spa, sauna and jacuzzi offer a slow afternoon, the mini theatre and the AV room cover a film night, and the indoor games room covers a wet day. Birthdays go to the party area, with the clubhouse at the centre of it all. On a visit, check how well these have been kept up, and ask the association what the monthly charge covers.
