Casagrand Suncity stands at Melakottaiyur, on the Kelambakkam-Vandalur Main Road in Chennai. In its marketing, the developer links the site to Tambaram, GST Road, Vandalur, Mambakkam, Siruseri and OMR. It has not published distances or travel times to any of them, or to schools and hospitals, so none are given here.

That list covers two directions of travel: Siruseri and OMR on one side, and GST Road, Vandalur and Tambaram on the other. Work out which side your office or your children's school falls on, then drive that route from the site at the hour you would really travel. Repeat it on the way back in the evening.

A 40-acre township with nearly 2,000 homes will add its own traffic to the main road once it fills up. Look at where the gates open onto the road and how cars will turn in during peak hours. The phase you buy into may be deep inside the site, so ask for the site plan, find your tower on it, and walk from the gate to that spot. Visit once on a weekday morning and once on a weekend to judge road noise and dust from ongoing work.

Casagrand Suncity lists four layouts, with sizes given as built-up area. The two-bedroom with two bathrooms starts at about 1,085 sq ft, priced Rs. 72 Lakhs to Rs. 92 Lakhs. A three-bedroom of about 1,406 sq ft costs Rs. 89 Lakhs to Rs. 1.1 Crore. The larger three-bedroom with three bathrooms, about 1,935 sq ft, costs Rs. 1.22 Crore to Rs. 1.29 Crore. The four-bedroom of about 2,573 sq ft runs Rs. 1.69 Crore to Rs. 1.76 Crore.

The entry rate works out to about Rs. 6,600 per sq ft on the smallest plan. Each phase carries its own sizes and rates, so the same layout name can mean a slightly different flat. Ask for the carpet area of your exact unit.

This is an under-construction purchase, so GST applies to the construction portion, and stamp duty and registration are payable on top. Ask for a cost sheet that shows:

• Base rate per sq ft and the area it is charged on
• Floor-rise and facing premiums for your floor
• Car parking and whether it is in the basement
• Clubhouse fee and maintenance deposit
• GST as its own line
• Stamp duty and registration on the full value

Casagrand Suncity has the RERA registration number TN/35/Building/0063/2025. Search for it on the TNRERA website and read the entry closely. A phased township can hold more than one registration, so confirm that this number covers the tower and phase you are buying, and note the completion date the developer declared.

At this stage you are buying a flat that does not yet exist, so the paperwork has to carry the promises. Before you pay a booking amount, ask for:

• The RERA certificate for your phase
• The approved building plan showing your tower and floor
• Title documents and an encumbrance certificate for the land
• A draft agreement for sale with the handover date written in
• The payment schedule tied to construction stages

Keep an eye on the earlier phases as well. If one of them has already received its completion certificate, that is a fair guide to how the developer delivers. At handover, ask for the completion or occupancy certificate for your tower, register the sale deed, and move the property tax assessment into your name.

Casagrand Suncity works like a small town built in phases: 40 acres, 1,992 homes, towers of 36 floors over two basement levels. Since construction is still running, every image of the finished campus is a render as planned by the developer. Ask which facilities belong to your phase, and which will open only once the last tower is done.

A day here could start with a swim, since the developer plans three swimming pools, or with aerial yoga and a session in the gymnasium. After school, children have play zones and sports courts to use. The clubhouse holds indoor games and entertainment spaces for wet afternoons.

Evenings are where the plan stands out. A spa offers a quiet hour after work, and a sky cinema gives you a film night without leaving home. A multipurpose hall handles birthdays, association meetings and festival events. With so many households sharing these spaces, ask how bookings for the hall and the cinema will be handled.

In a tower this tall, lift count and waiting time matter as much as any amenity. Ask how many lifts serve each tower and whether a service lift is separate.
