In a large township, ask how many phases are planned and which amenities are promised for your phase. For a plot, check the layout approval, the title history and whether roads, drains and water lines are already in place. Ask how water reaches each home and what the monthly maintenance will be.

For comparison, price a home further north on OMR and see whether the shorter commute justifies the higher cost.
